The quick answer

The bigger split is how they live. Rhodes Ranch is a guard-gated golf community with private pools and a water park. Mountain's Edge is a larger, newer plan built around two big county parks.

Next step: Pick the two or three things that matter most to you. Then read those sections first.

Where they are and who runs them

Both areas are in unincorporated Clark County, so neither one is inside a city. Metro police serve both. They sit in different county "towns," though.

Mountain's Edge

Mountain's Edge is south of Blue Diamond Rd and west of Rainbow Blvd. It is in the town of Enterprise, in zips 89178 and 89179. The Clark County Commission approved the master plan in September 2002. The plan covers about 2,500 acres. About 700 of those acres were set aside for parks, schools and a fire station.

Rhodes Ranch

Rhodes Ranch is in the Spring Valley area of the southwest valley. Its main area is zip 89148, and a few sections west of Fort Apache Rd are in 89178. The county approved the plan on October 16, 1996. It covers about 1,450 acres, including the golf course and nearby shopping. Its south line is Pebble Rd.

Daily stops are close by. Rhodes Ranch Town Center, at Durango and Warm Springs, is anchored by Vons. UnCommons and Durango Casino and Resort are nearby. Southern Hills Hospital is just north, about 3 to 9 minutes away. Harry Reid airport is about 20 minutes away with no traffic.

How close are they?

The drive between them is about 10 to 15 minutes, or 4 to 5 miles, with no traffic. Both are off Durango Dr, Fort Apache Rd and the 215.

Want to go deeper on one side? Read about Mountain's Edge or the Rhodes Ranch community guide.

Next step: Drive from each area to your work at rush hour before you tour homes.

Home prices side by side

Here are recent closed sales for the Mountain's Edge zips and the Rhodes Ranch zip.

Some homes in these zips sit outside Mountain's Edge or Rhodes Ranch. Zip 89178 also holds a few Rhodes Ranch sections west of Fort Apache Rd.

How to read these numbers

A median is the middle sale. Half sold for more, half for less. The middle half shows where most sales landed, from the lower quarter to the upper quarter.

The medians are only $5,500 apart, so call these two close in price. Per square foot, the Rhodes Ranch zip was $19 higher. That means you often get a little more space for the money in Mountain's Edge.

Example: A 2,000 sq ft home at $250 per sq ft works out to about $500,000. (Made-up numbers to show the math.) Lot, view, age and updates all change the price.

Next step: Ask Ryan for recent sales in the one neighborhood you like, not just the zip.

A closer look at each neighborhood

Zip codes mix in nearby homes. So each sale in the same window was also matched to the county's lines for each community. This is an estimate with a small number of sales, so use it as a guide, not a rule.

Neighborhood-level estimate, small sample. Closed sales, August 19, 2026 through October 19, 2026, from the Las Vegas MLS closed sales export, pulled 2026-10-19. Sales were placed on a map and matched to county plat and plan lines. Mountain's Edge uses the county plan sections, which include a few nearby homes. Some brand-new streets could not be placed, so new Mountain's Edge homes may be undercounted.

Here is the key read. Per square foot, Rhodes Ranch sold higher. Per home, Mountain's Edge sold higher, because the homes that sold were bigger and newer.

Next step: Compare homes by size and age, not just by price.

Houses, townhomes and condos

The gap between the two areas depends on the type of home. Here are the medians by type, for the same window.

For single family homes, the Mountain's Edge zips were $14,500 higher. For townhomes, the Mountain's Edge zips were $70,560 lower. Zip 89148 also had 9 condo sales, with a median of $226,000.

What the homes are like

Rhodes Ranch has about 3,800 homes. Most are single family, plus a few townhomes and a condo community. There are only 27 townhomes. Most homes were built from 1997 to about 2014, and building wrapped up about 2021. Most homes are about 1,400 to 3,700 sq ft. Lots are small, about 4,400 sq ft on a typical lot. About 1 in 6 homes is one story.

The Falls at Apache Springs, off Warm Springs Rd, has 360 condos built in 2003 and 2004. They run about 843 to 1,237 sq ft. They are the lowest price point in the Rhodes Ranch area.

In Mountain's Edge, the homes that sold in this window were newer and bigger. The median build year was about 2009, and the median size was about 2,030 sq ft.

Neither area is a 55+ community.

Next step: Decide on house, townhome or condo first. It changes the price gap more than the area does.
