General Laborers Buying Homes in Nevada with $20,000 Assistance
General laborers are the backbone of every construction project in Las Vegas, handling everything from site preparation to material transport. Nevada's Worker Advantage Program includes general laborers on its list of 47 eligible professions, offering $20,000 in down payment assistance to help them purchase a home.
How General Laborers Qualify
General laborers qualify for the Worker Advantage grant as long as at least one borrower on the loan works full time in the trade. You need a minimum 640 credit score, six months of Nevada residency, and household income at or below $142,350 in Clark County.
The program is not limited to first time homebuyers. General laborers who have purchased a home before can still apply. The maximum purchase price is $832,750, and the property must serve as your primary residence.
What the $20,000 Covers
The $20,000 is structured as a 0% interest second mortgage with no monthly payments. You repay it only when you sell, refinance, or reach the end of the 30 year term. The funds can go toward your down payment, closing costs, or a rate buydown to lower your monthly mortgage payment.
For general laborers, this grant can be the difference between renting and owning. North Las Vegas has a median home price of $410,000 with strong inventory under $400,000. At a $380,000 purchase price, the $20,000 grant covers more than 5% of the home's value. Paired with an FHA loan at 3.5% down, a general laborer could move into a new home with minimal out of pocket costs.
Steady Work Across the Valley
Las Vegas has one of the most active construction markets in the western United States, and general laborers are needed on every jobsite. Commercial megaprojects like the A's Stadium on the Strip, the Hard Rock guitar tower, the LVXP entertainment district, Vegas Loop expansion, and Brightline West high speed rail all employ large crews of general laborers for site prep, cleanup, material handling, and support work.
Residential construction is equally active. Blue Diamond Hill plans 3,500 homes in southwest Las Vegas. Skye Summit continues building in the northwest. North Las Vegas is adding homes at New Windsor Park, Hylo Park, and Valley Vista. Henderson neighborhoods like Cadence and Inspirada along Boulder Highway are also expanding.
