Construction workers help build the homes, resorts, and infrastructure that make Las Vegas one of the fastest growing cities in the country. In 2026, home prices across the valley vary by submarket, giving workers options at several price points. Nevada's Worker Advantage Program adds $20,000 in down payment assistance to make those prices even more reachable.
Home Prices Across the Las Vegas Valley
The Las Vegas metropolitan area has a median home price of $482,000, but prices differ significantly depending on location. North Las Vegas offers the most affordable entry point at $410,000, with strong inventory of homes priced under $400,000. Southwest Las Vegas sits at $455,000, Henderson at $495,000, and the overall Las Vegas market at $482,000.
For construction workers earning trade wages, North Las Vegas stands out. Communities like Valley Vista, Hylo Park, and the new 93 home New Windsor Park development provide modern construction at price points that align well with the Worker Advantage income limit of $142,350.
How the Worker Advantage Program Helps
All 12 construction trades on the program's eligible list can access the $20,000 grant. That includes carpenters, electricians, plumbers, pipefitters, concrete finishers, ironworkers, heavy equipment operators, drywall installers, roofers, masons, painters, glaziers, and general laborers. The $20,000 is structured as a 0% interest second mortgage with no monthly payments, deferred until you sell, refinance, or reach the end of the 30 year term.
At a $410,000 purchase price in North Las Vegas, the grant covers nearly 5% of the home's value. Combined with an FHA loan at 3.5% down, a construction worker could potentially close with minimal out of pocket expense. You need a minimum 640 credit score, six months of Nevada residency, and a household income at or below $142,350.
Where Construction Workers Are Building
Las Vegas has one of the most active construction markets in the western United States. Major commercial projects like the A's Stadium, Hard Rock guitar tower, LVXP entertainment district, Vegas Loop, and Brightline West rail line all employ construction workers across the valley. Residential development is just as active, with Blue Diamond Hill planning 3,500 homes in the southwest, Skye Summit and Canyon communities growing in the northwest, and Cadence and Inspirada expanding in Henderson.
Many of these project sites sit within a reasonable commute of the most affordable housing. North Las Vegas, in particular, gives construction workers access to both Strip jobsites and the growing residential developments along the northern corridor.
