The program launched with 900 available slots. As of early 2026, 81 have been claimed, leaving 819 remaining. Funding is first come, first served, with no guarantee of renewal.
Who Qualifies
Eligibility is built on three pillars: occupation, income, and credit.
Occupation: You must work in one of 47 qualifying essential worker jobs spanning healthcare, education, public safety, and skilled trades. This includes registered nurses, medical assistants, K through 12 teachers, police officers, firefighters, EMTs, electricians, plumbers, carpenters, and dozens more.
Income: Household income must fall within county based limits set by the Nevada Housing Division. These limits are updated periodically and vary by family size and location.
Credit: A minimum credit score of 640 is required. This is higher than the 580 minimum for FHA loans, so verify your score early.

The grant's impact depends on your purchase price. On a $350,000 North Las Vegas townhome, it covers the entire FHA down payment and leaves $7,750 for closing costs. On a $482,000 home at the metro median, it still covers the full down payment with $3,130 remaining. On a $550,000 property, it absorbs the entire $19,250 FHA down payment with $750 to spare.
