First Responder Home Buying Guide for Southern Nevada 2026
If you protect the public in Southern Nevada, the state wants to help you buy a home. This guide covers the Worker Advantage Program, eligible professions, area pricing, and the steps to go from application to closing in 2026.
Eligible First Responder Professions
The Worker Advantage Program includes 12 public safety professions on its list of 47 eligible careers:
1. Police Officer 2. Firefighter 3. EMT 4. Paramedic 5. Sheriff / Deputy Sheriff 6. Correctional Officer 7. Dispatcher (911 and public safety) 8. State Trooper 9. Border Patrol Agent 10. Search and Rescue Personnel 11. Hazmat Technician / Public Safety Diver 12. Wildland Firefighter
At least one borrower on the mortgage must hold a full time position in one of these roles.

- Grant amount: $20,000 as a 0% interest second mortgage - Monthly payments: None required - Repayment triggers: Sale, refinance, or end of 30 year term - Credit score: 640 minimum - Income limit: $142,350 household (Clark County) - Purchase price cap: $832,750 - Residency: 6 months in Nevada - First time buyer: Not required
The grant applies to down payment, closing costs, or a mortgage rate buydown. You choose how to allocate it.

In every major area, the $20,000 grant covers the full FHA down payment and leaves funds for closing costs.
Steps to Purchase
Step 1: Confirm eligibility. Verify your profession appears on the approved list and that your household income stays at or below $142,350.
Step 2: Connect with a participating lender. The Worker Advantage Program requires you to work with a Home Is Possible approved lender who processes the grant alongside your first mortgage.
Step 3: Get pre approved. Your lender will run credit, verify employment, and confirm you meet the 640 score threshold.
Step 4: Find your home. Work with a local real estate agent who understands the program and can guide you toward homes that fit your budget and commute.
Step 5: Close and move in. The $20,000 grant funds at closing alongside your first mortgage. No separate application timeline is needed once your lender has everything in the pipeline.
