Electricians and Plumbers Buying Homes with the Worker Advantage Grant

Electricians and plumbers build and maintain the infrastructure that keeps Las Vegas running, and the Nevada Worker Advantage Program recognizes that work with $20,000 in down payment assistance. Both trades appear on the program's list of 47 eligible professions.

How Electricians and Plumbers Qualify

Electricians and plumbers, including pipefitters, all qualify for the Worker Advantage grant. At least one borrower on the loan must work full time in an eligible trade. You need a minimum 640 credit score, six months of Nevada residency, and household income at or below $142,350 in Clark County.

The program is not limited to first time homebuyers. Electricians and plumbers who already own a home or have purchased before can still apply. The maximum purchase price is $832,750, and the property must serve as your primary residence.

What the $20,000 Covers

The $20,000 is issued as a 0% interest second mortgage with no monthly payments. You repay it only when you sell, refinance, or reach the end of the 30 year term. The funds can be applied toward your down payment, closing costs, or a rate buydown to lower your monthly mortgage payment.

North Las Vegas offers a median home price of $410,000, the most affordable in the valley. At that price, the $20,000 grant covers nearly 5% of the purchase, which could eliminate the need for personal down payment savings when paired with an FHA loan at 3.5% down.

Construction Demand in Las Vegas

Las Vegas has one of the most active construction markets in the western United States. Major projects including the A's Stadium, Hard Rock guitar tower, LVXP entertainment district, Brightline West high speed rail, and the Boring Company Vegas Loop all require licensed electricians and plumbers. Residential builders like D.R. Horton, Lennar, Century Communities, and KB Home are also developing thousands of new homes across the valley, including communities at Blue Diamond Hill and Skye Summit.

That sustained demand means steady employment for skilled tradespeople, which strengthens mortgage applications alongside the Worker Advantage grant.
