Construction Industry Home Buying Guide for Las Vegas 2026

by Ryan Rose

Las Vegas has one of the most active construction markets in the western United States, and the workers building this city deserve a clear path to owning a piece of it. This guide covers everything construction trade workers need to know about buying a home in the Las Vegas valley in 2026, from eligible trades and grant details to neighborhood pricing and practical next steps.

Eligible Construction Trades

Nevada's Worker Advantage Program lists 12 construction trades that qualify for $20,000 in down payment assistance. Those trades are: carpenter, electrician, plumber and pipefitter, concrete finisher, ironworker, heavy equipment operator, drywall installer, roofer, mason, painter, glazier, and general laborer. If your occupation falls within any of these categories, you are eligible to apply.

AB540, the legislation behind the program, also expanded contractor licensing reciprocity in Nevada, making it easier for out of state tradespeople to establish credentials and begin working.

Qualification Requirements

The Worker Advantage grant has four core requirements. First, your household income must be at or below $142,350. Second, you need a minimum credit score of 640. Third, you must have lived in Nevada for at least six months. Fourth, the home must be your primary residence.

The $20,000 is structured as a 0% interest second mortgage with no monthly payments. Repayment is deferred until you sell, refinance, or reach the end of your 30 year loan term. The grant works alongside FHA, VA, and conventional first mortgages.

Las Vegas Valley Home Prices by Area

Understanding where prices land helps you decide where your grant goes furthest.

North Las Vegas has a $410,000 median and the most affordable inventory in the valley. Communities like New Windsor Park (93 new homes), Hylo Park, Valley Vista, and Tule Springs offer options below $400,000. This area provides strong highway access to Strip and Downtown jobsites.

Las Vegas proper has a $482,000 median. Southwest Las Vegas, Mountains Edge, and Southern Highlands offer newer construction. Central and east Las Vegas have more affordable resale options.

Henderson has a $495,000 median. Cadence, Inspirada, and the Boulder Highway corridor provide both new and resale options. West Henderson is a growing area with higher price points.

Aliante, within North Las Vegas, has a $460,000 median and 36 days on market. This master planned community offers a mature neighborhood feel at prices below the metro average.

Major 2026 Construction Projects

The construction pipeline that employs Las Vegas trade workers includes the A's Stadium on the Strip, the Hard Rock guitar tower, LVXP (a 27 acre entertainment district), Vegas Loop tunnel expansion, and Brightline West rail connecting Las Vegas to Southern California. Residential projects include Blue Diamond Hill (3,500 homes in the southwest), Skye Summit in the northwest, New Windsor Park and Hylo Park in North Las Vegas, and continued expansion at Cadence and Inspirada in Henderson.

These projects create job stability that lenders value when underwriting mortgage applications.

Step by Step Buying Process

Start by confirming your trade qualifies and gathering your income documentation, including pay stubs, W 2s, or 1099s for the past two years. Check your credit score and address any issues above the 640 threshold. Connect with a Home Is Possible approved lender who can process the Worker Advantage application alongside your first mortgage.

Get preapproved before you begin touring homes. This tells sellers you are a serious buyer and locks in your grant eligibility. Work with a real estate agent who understands construction schedules and can coordinate closings around project timelines.
