The Las Vegas metro median home price sits at $482,000. That number varies significantly by area. North Las Vegas offers the most affordable options at a $410,000 median, while Henderson comes in at $495,000. Southwest Las Vegas and the broader Las Vegas market fall in between.
With a $20,000 Worker Advantage grant layered onto an FHA loan at 3.5% down, an electrician purchasing a $450,000 home would need roughly $15,750 in down payment. The grant covers more than the full amount, potentially leaving funds for closing costs or a rate buydown.
