Can You Combine Worker Advantage with Other Nevada Homebuyer Programs

The $20,000 Worker Advantage grant is the most generous down payment assistance available to Nevada essential workers right now. Naturally, buyers want to know whether they can stack it with other programs for even more savings. The rules here are specific, and getting them wrong can cost you time and money.

What You Cannot Combine

Home Is Possible (Standard HIP): If you have previously received a standard Home Is Possible grant or loan, you are ineligible for Worker Advantage. The programs share administrative infrastructure through the Nevada Housing Division, and participation in one disqualifies you from the other.

HIP for Heroes: This program serves veterans and military families. It cannot be layered with Worker Advantage. You would need to choose one or the other based on which offers better terms for your situation.

HIP for Teachers: Despite the overlap in eligible professions, HIP for Teachers and Worker Advantage are separate programs that cannot be combined. For most qualifying educators, the $20,000 Worker Advantage grant exceeds the HIP for Teachers benefit, making it the stronger option.

What You Can Combine

FHA Loans: Worker Advantage is designed to pair with FHA financing. The grant covers your 3.5 percent down payment and can also apply to closing costs. This is the most common and most effective combination.

Conventional and VA Loans: While FHA is the most popular pairing, the program works with other qualifying loan types available through approved lenders. Veterans who qualify for both VA loans and Worker Advantage should compare the math carefully, as VA loans require zero down payment on their own.

Builder Incentives: This is where things get interesting. Some builders offer their own closing cost credits or design center allowances. Century Communities, for example, has offered a $5,000 Flex Cash incentive on new construction in the Las Vegas market. Builder incentives are separate from government programs and can generally be used alongside Worker Advantage, though each builder sets its own terms.

Employer Assistance Programs: Some hospital systems, school districts, and municipal employers offer relocation bonuses or housing stipends. These employer benefits typically do not conflict with Worker Advantage eligibility, but your lender will need to document the source of all funds.

The Strategy That Works Best

For most essential workers, the winning formula is straightforward: Worker Advantage grant plus an FHA loan plus any available builder incentive. On a $400,000 new construction home, that combination could look like $20,000 from the grant, $5,000 from a builder credit, and an FHA loan covering the rest. Your total out of pocket could drop to nearly zero.

One Local Insight

A teacher I worked with last fall initially applied for HIP for Teachers before learning about Worker Advantage. Once we compared the two, the choice was clear. The Worker Advantage grant was substantially larger. She used it on a $385,000 home in North Las Vegas, paired it with a builder closing cost credit, and moved in without touching her savings account.
