The Willows and The Arbors both rank among Summerlin's most popular established villages. They share proximity to Downtown Summerlin and the 215 Beltway, but their size, pricing, and amenities tell very different stories.

Size, Age, and Layout

The Arbors is one of Summerlin's largest villages at 1,206 acres, nearly double The Willows' 731 acres. Homes in The Arbors were built in the late 1990s to early 2000s, giving the village mature trees, established streetscapes, and a fully developed feel. The Willows was built between 1998 and 2007, making it slightly newer overall. Both sit in the heart of Summerlin with easy access to the 215 Beltway and major retail corridors.

The Arbors includes a mix of single family homes and condos ranging from starter pricing to over $1,000,000. Its sheer acreage means more subdivision variety. The Willows packs 20 subdivisions into its footprint, offering everything from entry level homes near $400,000 to guard gated luxury exceeding $2,850,000.

Schools and Education

The Arbors houses several schools directly within its boundaries, including Palo Verde High School, Sig Rogich Middle School, and E.W. Staton Elementary School. The Willows features three parks spanning 34 plus acres, a resident only pool with water slides, and a community center. While The Arbors offers more specialized sports facilities, The Willows provides a more resort style pool experience. Both connect to the 200 plus mile Summerlin trail network.

This is where The Willows holds a clear advantage. Willow Creek provides full guard gated access with a staffed gatehouse, plus Bella Veranda and Heather Glen offer automated gated entry. The Arbors does not feature guard gated neighborhoods. Buyers who want the security and exclusivity of staffed gate access will find that only in The Willows.
