The Hills is where Summerlin began. Summerlin's first residents moved in here in 1991. Today the area is two villages, side by side: The Hills and The Hills South. The Hills South is home to TPC Summerlin and four guard-gated neighborhoods: Eagle Hills, Tournament Hills, Country Club Hills and Corta Bella.

This area fits buyers who want a settled, central spot in Summerlin. Downtown Summerlin, the trails and Red Rock Canyon are all a short drive away. So are public, charter and private schools, a library with its own theater and a major hospital.

What is The Hills in Summerlin?

The Hills is Summerlin's first village. The Hills South is a separate village right next to it. Many people call the whole area "The Hills," but Summerlin counts them as two villages.

Where Summerlin started

Work on The Hills began in 1990. The Hills Park opened that same year, before anyone lived there. In March 1991, the first family moved in. That made The Hills home to Summerlin's very first residents. Its first neighborhood was Panorama Pointe.

Work on The Hills South also started in 1991. Homes across both villages date from the early 1990s on.

Two villages, side by side

• The Hills covers 394 acres. It holds The Hills Park, two of Summerlin's first public schools, a charter school and a private school.
• The Hills South covers 725 acres. It holds TPC Summerlin (a private golf club), the Summerlin Library and four guard-gated neighborhoods.

"Guard-gated" means a staffed gate at the entrance. Guests check in before they can drive in.

How do the gated neighborhoods in The Hills South compare?

The Hills South has four guard-gated neighborhoods. Each one sits inside the same village, and three of them sit near TPC Summerlin. They differ most in what is inside the gate.

Eagle Hills is part of The Hills South

People often search "Eagle Hills vs Hills South." Here is the plain answer. Eagle Hills is not a separate area. It is one custom-home neighborhood inside The Hills South village. Tournament Hills, Country Club Hills and Corta Bella are the other three gated choices in the same village.

A "custom home" is a home built to one owner's own plans. So two homes on the same street can look and feel very different.

What it costs to live here each month

Most homes pay two kinds of dues. One is the neighborhood HOA. The other is a Summerlin master association fee. A "master association" is the group that runs shared things across a large area, like parks and trails. Which master group you pay depends on the village. Amounts change, so see HOA fees in The Hills and ask for the current figures on any home you like.

What is Eagle Hills like?

Eagle Hills is a guard-gated, custom-home neighborhood in The Hills South. It sits near TPC Summerlin, off Hillpointe Road. Most addresses are in zip 89134.

Inside the gate

Custom homes take more care to compare

Each home in Eagle Hills was built to its own plan. Size, lot, view and updates can vary a lot from one house to the next. That makes pricing harder. A sale two doors down may tell you less than you think.

When you look at a home here, ask for:

• Recent sales inside the gate, not just nearby
• The year the home was built and what has been updated
• The current HOA and master association dues
• Any rules on changes to the outside of the home

Buying in a small gated neighborhood

A small gated neighborhood may only have a few homes for sale at any time. It helps to be ready before the right one comes up:

1. Get pre-approved for a loan, or have proof of funds ready.
2. Set up an alert for new listings inside the gate.
3. Tour the area ahead of time, so you can move fast when a home lists.

What is Tournament Hills like?

Tournament Hills is a guard-gated neighborhood in The Hills South. It sits along TPC Summerlin.

Living next to TPC Summerlin

TPC Summerlin is a private golf club inside The Hills South, at 1700 Village Center Circle. The club calls itself the home of the Shriners Open, a PGA Tour event.

Living in Tournament Hills does not make you a member. The club sells its own memberships, apart from the HOA. If you want to play there, ask the club about membership. If you don't golf, you don't have to join.

What to check on a Tournament Hills home

Homes here can differ a lot. Some owners have remodeled over the years. Others have not. Before you make an offer, look at:

• Which homes back to the course, and which don't
• How old the roof, AC and pool equipment are
• Recent sales inside the gate, with similar size and lot
• The HOA rules and dues

Country Club Hills

Country Club Hills is guard-gated and sits near TPC Summerlin. Like its neighbors, it offers gated streets close to the course. Home counts and lot sizes vary, so ask Ryan for current numbers from the MLS.

If golf views matter to you, ask which streets back to the course. That can change both the view and the price.

Corta Bella

Corta Bella is a guard-gated enclave in The Hills South. You may see it spelled "Corte Bella" on some listing sites. The street and county records spell it "Corta Bella." Prices and HOA dues vary. Ask Ryan for recent sales, and ask the HOA for current dues.

What to ask for

For either neighborhood, ask for:

• What is for sale now, and what sold recently inside the gate
• The current HOA and master association dues
• A copy of the HOA rules before you write an offer

What do homes sell for in and around The Hills?

Here are recent closed sales for Summerlin and the valley. The Hills doesn't have its own row, so use these as context, not as a price for a Hills home.

How to read these numbers

A median is the middle sale. Half sold for more, half for less. The Summerlin median mixes condos, townhomes and large custom homes. So it is a starting point, not a price for a home in The Hills.

A rough way to estimate

Price per square foot can give you a rough range. Multiply it by the size of the home.

Example: A 3,000 sq ft home at $300 per sq ft works out to about $900,000. A 4,500 sq ft home at the same rate is about $1,350,000. (Made-up numbers to show the math.)

Custom homes can sell far from a rough number like this. Lot, view, golf frontage and updates all change the price. Use the newest sales inside the same gate to get close.

What schools are in and near The Hills?

The Hills has public, charter and private schools close by. Some sit right inside the village.

Public schools

Nearby public schools include Lummis Elementary, Becker Middle and Palo Verde High. Lummis and Becker both sit inside The Hills. They opened in 1993 as Summerlin's first two public schools.

School zones can differ from street to street. Check each address with the CCSD zone finder before you buy. Zones can change over time.

Nevada posts yearly star ratings for each public school. Look up the latest ones for the schools on your list.

Discovery Preparatory Academy (charter)

Discovery Preparatory Academy is the new name for Discovery Charter School. The name change went to the state charter school authority in August 2026. Its Hillpointe campus is at 8941 Hillpointe Road. It is a public charter school for grades K to 8, so there is no tuition. Families apply through an online lottery.

The Adelson School (private)

The Adelson School used to be called the Adelson Educational Campus. It sits at 9700 Hillpointe Road. It is a private school from preschool (starting at 18 months) through grade 12. It has four parts: Preschool, Lower School (K to 5), Middle School (6 to 8) and High School (9 to 12). The school is rooted in Jewish values and is open to all.

The Meadows School (private)

The Meadows School is a private, nonsectarian school from preschool through grade 12. It sits at 8601 Scholar Lane, about 1 mile from The Hills Park.

Where can I hike, play and get outside?

The Hills has its own park, trails nearby, and Red Rock Canyon about 20 minutes away.

The Hills Park

The Hills Park is a 7-acre park at 9100 Hillpointe Road. It opened in 1990, before the first residents moved in. It has:

• A picnic pavilion and seven picnic ramadas
• A lawn amphitheater and stage
• A play area
• Two lighted tennis courts
• Sand volleyball
• A half baseball court

Summerlin trails

Summerlin has more than 200 miles of trails. Ask which trail is closest to the home you like.

Red Rock Canyon

Red Rock Canyon National Conservation Area is about 10 miles away. The visitor center is about 20 minutes off-peak. The scenic drive is 13 miles long.

From October 1 to May 31, you need a timed-entry reservation to drive in between 8 a.m. and 5 p.m. You book it on recreation.gov. Rules can change, so check recreation.gov before you go.

Two well-known hikes are Calico Tanks and Turtlehead Peak. Turtlehead starts at the Sandstone Quarry area.

What is the arts corner on Inner Circle Drive?

Two arts spots sit close together on Inner Circle Drive in The Hills South. One is a library with a theater. The other is home to a ballet company.

Summerlin Library and Performing Arts Center

The Summerlin Library is at 1771 Inner Circle Drive. It opened in 1993. Its theater has 284 seats. Like other Las Vegas-Clark County Library District branches, it offers free Wi-Fi and computers.

Nevada Ballet Theatre

Nevada Ballet Theatre has its studios at 1651 Inner Circle Drive. The company started in 1972 as Nevada Dance Theatre. Its 36,000 sq ft building opened in 1999.

Today it is the resident ballet company of The Smith Center. The School of Nevada Ballet Theatre teaches classes for kids as young as 18 months, all the way through adults.

Why it matters

Having a library, a theater and a ballet school this close is handy. If your family loves books, dance or live shows, these are easy trips from almost any street in The Hills.

Where do people shop and eat near The Hills?

The Hills sits close to three big shopping areas. Most errands are 5 to 12 minutes off-peak.

Trails Village Center

Trails Village Center, at 1916 Village Center Circle, is the closest village center. It is about 0.9 miles from The Hills Park.

Downtown Summerlin

Downtown Summerlin is about 5 miles away, or about 10 to 12 minutes off-peak. The whole downtown core is 400 acres. Its open-air shopping center covers 106 acres, with more than 100 shops and restaurants.

The Las Vegas Farmers Market runs there every Saturday at 9 a.m.

City National Arena and the ballpark

City National Arena is the Vegas Golden Knights practice facility in Downtown Summerlin. It opened in 2017 and has two ice sheets. The public can skate there (sign up online), and it runs youth hockey programs.

Las Vegas Ballpark sits just south of the arena. It is the home of the Las Vegas Aviators baseball team.

Boca Park and Tivoli Village

Off the main road

Nittaya's Secret Kitchen serves Thai food at 8427 W Lake Mead Blvd, at the corner of Rampart and Lake Mead. It is about 1 mile away, or 3 to 5 minutes.

How close is the hospital, and how long are the drives?

Summerlin Hospital is a few minutes away. Downtown Las Vegas and the Strip are about 15 to 25 minutes off-peak.

Summerlin Hospital Medical Center

Summerlin Hospital Medical Center is at 657 N. Town Center Drive. It is about 2 to 3 miles from The Hills, under 10 minutes off-peak. It has:

• A 24/7 emergency room, with a children's unit inside it
• A pediatric ICU
• The Birthplace maternity unit
• A Level III NICU for newborns who need extra care

Drive times

Distances and times come from OpenStreetMap routing from The Hills Park and Tournament Hills Drive, with no traffic. Real drives at rush hour take longer.

Freeways

Summerlin Parkway runs just south of The Hills South. The 215 Beltway is to the west. Both make it easy to get across the valley.
