How Nurses Qualify

Registered nurses, licensed practical nurses, and nurse practitioners all appear on the Worker Advantage Program's list of 47 eligible professions. At least one borrower on the loan must work full time in a qualifying nursing role. You need a minimum 640 credit score, at least six months of Nevada residency, and household income at or below 150% of the area median income. In Clark County, that income cap is $142,350.

The program is not limited to first time homebuyers. Nurses who already own property or who have purchased a home before can still apply. The maximum purchase price is $832,750, and the home must serve as your primary residence.

What the $20,000 Covers

The $20,000 comes as a 0% interest second mortgage with no monthly payments. You repay the balance only when you sell, refinance, or reach the end of the 30 year term. You can apply the funds toward your down payment, closing costs, or a mortgage rate buydown to lower your monthly payment.

With a Las Vegas median home price around $482,000, that $20,000 covers more than 4% of the purchase price. Combined with an FHA loan requiring just 3.5% down, the Worker Advantage grant could cover your entire down payment and still leave funds for closing costs.

Las Vegas Nursing Demand

Las Vegas has 23 hospitals across the valley, creating steady demand for nursing professionals. Major health systems including UMC, Valley Health System, Sunrise Hospital, and Dignity Health's St. Rose Dominican campuses all employ large nursing staffs. Henderson Hospital, Summerlin Hospital Medical Center, and the VA Southern Nevada Healthcare System in North Las Vegas add to the hiring landscape.
