Gated Communities in The Crossing Summerlin

by Ryan Rose

The Crossing in Summerlin has four gated communities: Red Bluffs, Pacific Crest, Sunset Mesa, and Pacific Vintage. These gated subdivisions offer condos and townhomes with controlled access, shared amenities, and sub association management, giving residents an added layer of privacy within this established Summerlin village.

What Are the Gated Communities in The Crossing?

Red Bluffs is the largest gated community in The Crossing with 272 condo units. It offers two and three bedroom floor plans from 838 to 1,263 square feet, built between 1998 and 2001. Red Bluffs features guard gated entry at night along with a clubhouse, fitness center, pool, sauna, and spa. Pacific Crest is also a gated condo community with attached garages, a pool, spa, fitness center, clubhouse, and playground. Both communities appeal to buyers who want low maintenance condo living behind a secure entry.

Which Gated Townhome Communities Are in The Crossing?

Sunset Mesa and Pacific Vintage are the two gated townhome communities in The Crossing. Sunset Mesa has 196 units with two to four bedrooms ranging from 1,200 to 1,800 square feet, built between 1998 and 2000 by Pulte Homes. Pacific Vintage offers 164 townhome units with two to four bedrooms ranging from 1,204 to 1,859 square feet, built between 1996 and 2002. Both communities include pools and spas. These townhome options give buyers more space than the condos while still providing gated access and community amenities.

How Do Gated Community Costs Compare?

Residents in all four gated communities pay the Summerlin North master HOA of $74 per month plus a separate sub association fee. The sub association covers gated entry maintenance, shared amenities like pools and fitness centers, and exterior upkeep of common areas. Single family neighborhoods in The Crossing are not gated and only pay the master HOA, so buyers should factor in the additional monthly cost when comparing options. The trade off is controlled access, resort style amenities, and reduced exterior maintenance responsibilities.

As a Las Vegas real estate specialist, Ryan Rose frequently walks buyers through the differences between these four gated communities. Each one has a distinct personality, price point, and amenity package. Red Bluffs offers the most security with its nighttime guard gate, while Pacific Vintage and Sunset Mesa provide more living space in a townhome format.
