Blue Diamond Road is one of the main roads across the southwest valley. It connects to I-15 on the east side and heads west toward Red Rock Canyon and the town of Blue Diamond. Lennar says the location gives easy access to shopping and dining.

Lennar also lists quick move-in homes at Durham. These are homes already built or under construction, and their prices include whatever options Lennar chose for them. Compare each one to the base price of the same plan, plus any homesite premium. Ask for the full feature list on the exact home, because features can vary by community and homesite.

What are the HOA and SID?

Lennar's Durham page lists HOA fees of about $91, but it does not say how often they are billed. Ask the sales team for the exact amount, the billing schedule, and what the HOA covers. Then confirm it in the HOA documents before you sign.

Durham fits a buyer who wants a new detached home in the southwest at a price in the low $500,000s, and who is fine with two stories. The Elm is a good size for a small family or a couple. The Marcia adds a fourth bedroom and four full baths, which helps if you have guests or a parent living with you.
