Of all the inspections available during the new construction process, the pre-drywall inspection is the one you cannot afford to skip. Once the drywall goes up, every issue hidden inside your walls, ceilings, and floors becomes exponentially harder and more expensive to fix. This is the one window in the build process where everything is visible.
What the Pre-Drywall Inspection Covers
The pre-drywall stage occurs after framing, rough-in plumbing, rough-in electrical, and HVAC ductwork are complete but before insulation and drywall are installed. A qualified inspector will evaluate the structural framing for proper spacing, notching, and load-bearing integrity. They check rough-in plumbing for proper pipe sizing, slope, and secure fastening. Electrical rough-in is reviewed for box placement, wire gauge consistency, and code-required clearances. HVAC duct routing, sizing, and sealed connections are inspected as well.
In Las Vegas, the cost for a pre-drywall inspection runs between $200 and $400 depending on home size and the inspector you hire. That cost is modest relative to what it protects. Common Issues Found in Las Vegas New Construction
Improperly braced or notched framing members are among the most frequent findings. In Las Vegas, where summer attic temperatures reach 140 to 155 degrees Fahrenheit, HVAC duct routing and sealing quality is especially critical. Improperly sealed or undersized ducts result in energy inefficiency and comfort problems that persist for the life of the home.
Electrical rough-in issues including wrong wire gauge for circuit loads, missing fire blocks between floors, and outlet box placement errors are also common findings. Plumbing issues typically include improper drain slope and inadequately secured pipe runs that can develop movement and noise problems over time.
How to Schedule Your Pre-Drywall Inspection
Coordinate the timing with your builder's project manager. Builders are required to allow you access for inspections, but you need to give adequate notice, typically 48 to 72 hours. Hire an independent inspector with specific new construction experience, not just a general home inspector. Ask whether they have experience with the specific builder and floor plan you are purchasing.
Bring your own inspector's findings to the builder's site superintendent in writing immediately after the inspection. Nevada's builder warranty law under NRS 624.602 requires a minimum one-year workmanship warranty, but catching issues before drywall avoids the warranty claim process entirely.
