Construction Workers Buying Homes in North Las Vegas
North Las Vegas offers the most affordable home prices in the Las Vegas metro area, and construction workers are among the people building its newest neighborhoods. With a median price of $410,000 and active residential developments adding inventory, North Las Vegas gives trade workers a realistic path to homeownership. The Worker Advantage Program's $20,000 grant makes that path even shorter.
Why North Las Vegas Works for Construction Workers
North Las Vegas has two advantages that matter to construction trade workers: price and proximity. At a $410,000 median, homes here cost $72,000 less than the Las Vegas metro average and $85,000 less than Henderson. That lower entry point means the $20,000 Worker Advantage grant covers a larger share of your purchase.
Proximity matters because North Las Vegas sits at the crossroads of I 15 and US 95, giving construction workers direct highway access to Strip jobsites, Downtown projects, and the growing northwest corridor. A morning commute to the A's Stadium site or the Hard Rock guitar tower project typically runs 20 to 30 minutes.
Active Communities in North Las Vegas
Several developments are attracting buyers in 2026. New Windsor Park is a 93 home community delivering modern floor plans at accessible price points. Hylo Park offers newer construction with energy efficient features. Valley Vista continues to expand with single family homes priced for working families. Tule Springs, near the national monument, provides both resale and new construction options with larger lot sizes.
These communities give construction workers the chance to buy the same quality of home they spend their days building for others.
Using the $20,000 Grant in North Las Vegas
All 12 construction trades qualify for the Worker Advantage Program, including carpenters, electricians, plumbers, pipefitters, concrete finishers, ironworkers, heavy equipment operators, drywall installers, roofers, masons, painters, glaziers, and general laborers. The $20,000 is a 0% interest second mortgage with no monthly payments, deferred until you sell, refinance, or reach the end of your 30 year term.
At North Las Vegas prices, the numbers work especially well. On a $400,000 home with an FHA loan at 3.5% down, you need $14,000. The Worker Advantage grant covers that in full and leaves $6,000 for closing costs or reserves. Even on a conventional loan at 5% down ($20,000), the grant covers the entire down payment.
You must have a 640 minimum credit score, six months of Nevada residency, and a household income at or below $142,350.
Where North Las Vegas Is Growing
Construction activity in North Las Vegas extends beyond residential. The city has attracted warehouse and distribution development along the northern I 15 corridor, creating construction jobs that are literally minutes from affordable housing. Mixed use projects near the Craig Road and Las Vegas Boulevard intersection are adding retail and commercial space.
This local construction activity means some North Las Vegas trade workers can live and work within the same zip code, cutting commute costs and windshield time significantly.
