Who Built Homes in The Vistas Summerlin

The Vistas in Summerlin was developed by nine different homebuilders, each bringing a distinct style and quality level to this European inspired village. Knowing which builder constructed a home can tell you a lot about its layout, construction quality, and long term value.

Which Builders Developed The Vistas?

Nine builders shaped The Vistas between 2000 and 2008: KB Homes, Kimball Hill Homes, Pulte Homes, R/S Homes, Richmond American Homes, Ryland Homes, Toll Brothers, William Lyon Homes, and Woodside Homes. The majority of construction took place between 2002 and 2006, and the village is now fully built out with no new construction available.

Pulte Homes had the largest presence, developing multiple subcommunities including Paradiso, Bella Vista, Hillstone, Cara Vella, and the Sage Hills townhomes. Woodside Homes built Palmilla, Talaverde, and Estancia. William Lyon Homes contributed Santalina and Encanto, while Toll Brothers developed the highly regarded Monterossa neighborhood.

How Do the Builders Compare in Quality and Style?

Toll Brothers, known nationally for luxury construction, built Monterossa with 123 homes featuring Tuscan inspired architecture and floor plans ranging from 2,150 to 3,400 square feet. Pulte's Paradiso neighborhood represents some of the largest homes in the village at 3,000 to 3,800 square feet with custom higher end finishes.

KB Homes developed Portofino with 213 homes, the largest subcommunity by count, offering a range of one and two story plans from 1,257 to 2,111 square feet. On the other end, Woodside's Estancia features spacious homes from 2,700 to 3,900 square feet. Each builder brought something different, giving buyers a wide spectrum of price points and home sizes within one village.

Does the Builder Matter When Buying Resale?

Absolutely. Builder reputation influences resale value, and certain builders used higher grade materials, more thoughtful floor plans, and better structural standards. Toll Brothers and Pulte homes in The Vistas tend to command premium pricing, while KB Homes and some smaller builders offer more accessible entry points into the community.
