Which Summerlin Communities Have Condos and Townhomes?

Summerlin is a large master planned community developed by Howard Hughes Communities on the west side of the valley. Most of it is single family homes. Still, several gated pockets offer attached living at a lower price.

The Crossing village has two good examples. Red Bluffs is a gated condo community with 272 units built from 1998 to 2001. Units run from 838 to 1,263 square feet with two or three bedrooms, and each comes with a detached one car garage. It has a guard at night, plus a clubhouse, fitness center, pool, and spa.

Pacific Vintage, also in The Crossing, is a gated group of 164 townhomes built from 1996 to 2002. Plans range from 1,204 to 1,859 square feet, and every home has an attached two car garage. Ryan often points out that garage difference when buyers compare the two.

Why Do Summerlin Condos Need a Closer Look?

Many attached homes in Summerlin sit under two associations. There is the larger Summerlin community association, and then a smaller one for the complex itself. Each one has its own budget and its own dues. Buyers sometimes only look at one.

Ryan reads both. In Nevada, the seller must give you the HOA resale package under NRS 116.4109. You then have until midnight of the fifth calendar day after you receive it to cancel in writing. That is a short window. Ryan uses it to check the reserve fund and any planned special assessments. He also reads the rental rules, which matter if you might lease the home out one day. Complexes from the late 1990s may be nearing big repairs, so he asks what the reserve study says about roofs and paving.

Can I Buy a Summerlin Condo With FHA or VA?

It depends on the project. FHA usually wants the condo project on its approved list, though a single unit approval can work in some cases. VA keeps its own approval list, and it does not simply accept an FHA approval. Ryan checks status early so your loan choice fits the home. He also connects buyers with trusted lenders and down payment assistance programs.

Sellers benefit from the same prep. Ryan orders the resale package early and notes loan eligibility up front, which helps buyers move with confidence.
