Can You Move Up Without Leaving Providence?
Usually, yes. Providence is a Focus Property Group master plan covering 1,200 acres on the upper west side of the valley, planned for roughly 7,500 residences across 30 neighborhoods, with product that ranges from condominiums to estate homes.
That is why a lot of move up owners in Providence never change ZIP codes. Your kids can stay at the same school, you keep the same drive to work, you keep walking to the same parks, and you still trade a starter plan for something with a real primary suite and a yard that fits a pool.
What Trips Up Move Up Buyers Here?
Timing. Almost every upsizing owner in Providence needs the equity in the current house for the down payment on the next one, and both sides have to happen in a tight window. Nevada Real Estate Group, using Las Vegas MLS data for the 12 months ending September 18, 2026, reports a median of 30 days from listing to accepted offer. That is a median and not a promise, so the plan needs room on both ends.

Lot first, then the floor plan. In Providence the gap between two similar homes often comes down to the lot: the view, which way the backyard faces in July, and whether there is real room for a pool once you subtract the setbacks.

Providence Master HOA assessments are billed quarterly, due January 1, April 1, July 1 and October 1, and most owners pay a sub association fee for their own neighborhood on top of that. The second number varies between neighborhoods, so Ryan pulls both before you commit, along with any gate or pool assessment.

What Homes Are Selling For in Providence
Here is what actually closed. Las Vegas MLS records 223 home sales in Providence from July 25 through September 23, 2026, at a median price of $500,000.
Half of those sales landed between $415,000 and $619,900, so that middle band is the realistic range for most buyers.
Across the same sales, the median worked out to about $249 per square foot and the median home went under contract in about 30 days.
By property type, the medians were single family homes at $525,000 (194 sales), townhomes at $350,000 (17 sales) and condos at $253,995 (12 sales).
These are closed sales for that date window only, not a forecast, and they move every month. Areas are grouped by zip code, so they track the neighborhood closely without matching a master plan boundary exactly. Ask Ryan for a current pull before you price anything.
