Can You Downsize and Stay in Providence?

Usually, yes. The Providence Master HOA describes the community as 27 neighborhoods with more than 5,600 homes, spread across northwest Las Vegas near Centennial Hills and Skye Canyon. That count includes single story plans and attached townhomes, not only the two story houses most people picture when they think of Providence.

Staying inside the master plan is the whole point for a lot of sellers here. You keep the three parks that every neighborhood has access to: The Promenade walking park on Egan Crest Lane, Knickerbocker Park on Dorrell Lane with its nature trail workout stations and separate dog runs, and Huckleberry Park on Farm Road with basketball, tennis and pickleball courts. You keep the same errands and the same drive to the 215 Beltway.

What Homes Are Selling For in Providence

Here is what actually closed. Las Vegas MLS records 223 home sales in Providence from July 25 through September 23, 2026, at a median price of $500,000.

Half of those sales landed between $415,000 and $619,900, so that middle band is the realistic range for most buyers.

Across the same sales, the median worked out to about $249 per square foot and the median home went under contract in about 30 days.

By property type, the medians were single family homes at $525,000 (194 sales), townhomes at $350,000 (17 sales) and condos at $253,995 (12 sales).
