Can You Move Up Without Leaving Mountain's Edge?
Usually, yes. Mountain's Edge covers 3,500 acres and the original plan called for 14,500 homes across more than 22 neighborhoods, so the housing stock runs from small attached homes to large two story plans with three car garages. Roughly 12,500 homes had been built by the end of 2025, and most were delivered by Pulte, KB Home, Pardee, Richmond American, and Beazer during the 2004 to 2020 build out.
That spread is why so many move up buyers here never change ZIP codes. Your kids can stay at the same school, you keep the same drive to work, and you still trade a 1,700 square foot plan for something with a real primary suite and a yard that fits a pool.
What Trips Up Move Up Buyers Here?
Timing. Almost every upsizing family in Mountain's Edge has equity in the current house that they need for the down payment on the next one, and both sides have to happen in a tight window. Nevada Real Estate Group, using Las Vegas MLS data for the 12 months ending September 18, 2026, reports a median of 30 days from listing to accepted offer. That is a median, not a promise, and your plan needs room on both ends.

He prices your current home against recent sales in your own subdivision, not the master plan average, because a home backing a paseo does not sell like an interior lot two streets over. Lot first, then the floor plan. In Mountain's Edge the price difference between two similar homes often comes down to the lot: view, orientation, whether the backyard bakes all afternoon, and whether there is real room for a pool once you subtract setbacks.
He also checks the HOA stack. Most owners pay the Mountain's Edge Master Association plus a sub association for their own subdivision, and the second number varies a lot between neighborhoods. What Homes Are Selling For in Mountains Edge
Here is what actually closed. Las Vegas MLS records 133 home sales in Mountains Edge from July 25 through September 23, 2026, at a median price of $435,000.
Half of those sales landed between $384,495 and $541,500, so that middle band is the realistic range for most buyers.
Across the same sales, the median worked out to about $246 per square foot and the median home went under contract in about 27 days.
By property type, the medians were single family homes at $449,995 (108 sales) and townhomes at $349,940 (24 sales).
