Can You Downsize and Stay in Mountain's Edge?
Often, yes. The master plan covers 3,500 acres in the town of Enterprise, and the original plan called for 14,500 homes across more than 22 neighborhoods. About 12,500 of those homes were built by the end of 2025. The mix includes attached homes and smaller single story plans alongside the large two story houses most people picture.
Staying inside Mountain's Edge is the whole appeal for a lot of sellers here. You keep the paseos, you keep the same grocery run on Blue Diamond Road, and you keep Exploration Peak Park on South Buffalo Drive, which covers close to 80 acres with trails climbing to a 2,846 foot summit and a view of the valley.
One thing to know: Mountain's Edge does not contain an age restricted community. If an age restricted neighborhood is what you want, that is a different search in a different part of the valley, and Ryan will say so rather than talk you into staying.
What Is the Hard Part of Downsizing Here?
Sequencing, and the fact that the big house usually needs work before it lists. Ryan walks the property first and sorts repairs into three piles: what buyers will price against, what appraisers care about, and what you should leave alone. Painting the whole interior is rarely worth it. A failing water heater is.
Then he handles the calendar. Nevada Real Estate Group, using Las Vegas MLS data for the 12 months ending September 18, 2026, reports a median of 30 days from listing to accepted offer. Ryan builds your timeline with room on both ends, and if you need a short rent back after closing to finish the move, he asks for it in the contract instead of hoping for goodwill later.
What Does Ryan Check on the Smaller Home?
The HOA math, first. Most Mountain's Edge owners pay the Mountain's Edge Master Association plus a sub association for their own subdivision, and a smaller attached home can carry a higher monthly assessment than the big house you are leaving. Ryan pulls both line items and the reserve study before you fall for a floor plan.

What Homes Are Selling For in Mountains Edge
Here is what actually closed. Las Vegas MLS records 133 home sales in Mountains Edge from July 25 through September 23, 2026, at a median price of $435,000.
Half of those sales landed between $384,495 and $541,500, so that middle band is the realistic range for most buyers.
Across the same sales, the median worked out to about $246 per square foot and the median home went under contract in about 27 days.
By property type, the medians were single family homes at $449,995 (108 sales) and townhomes at $349,940 (24 sales).
These are closed sales for that date window only, not a forecast, and they move every month. Areas are grouped by zip code, so they track the neighborhood closely without matching a master plan boundary exactly. Ask Ryan for a current pull before you price anything.
