Ten builders currently control roughly 95% of all new home sales in the greater Las Vegas area, which means your choices are concentrated but your comparison work is manageable.
How the Las Vegas Builder Market Breaks Down
Lennar holds the top spot in Las Vegas with 1,796 closings in the most recent reporting period and a median sale price of $519,000. Their "Everything's Included" model removes much of the guesswork from the buying process by packaging standard upgrades into the base price rather than charging for each item separately. DR Horton ranks second with 1,663 closings at a median of $413,000, making them the most accessible price point among the national builders. They have leaned heavily on aggressive rate buydown programs, with 73% of their buyers using a rate incentive in recent months.
Pulte Group, which includes the Pulte, Del Webb, and Centex brands, ranks third with 1,391 closings and the highest median price among the top three at $625,000. KB Home comes in fourth at 1,337 closings and a $539,000 median, and they are notable for their ENERGY STAR certification program on every home sold. Rounding out the top five, Toll Brothers operates in the luxury segment with 576 closings at a median above $745,000.
The Mid-Tier and Local Builders Worth Knowing
Beyond the top five, several builders serve specific buyer segments well. Richmond American offers a premium design center experience where buyers can personalize their home in a showroom setting. Century Communities runs a mostly online buying platform aimed at buyers who prefer a self-directed process. Beazer Homes uses what they call Choice Plans, which let buyers select room configurations before construction begins. Touchstone Living fills the affordable end of the market as a local Las Vegas builder with a median around $369,000, primarily in the North Las Vegas corridor where land costs are lower.
Tri Pointe Homes, while smaller by volume, earns the highest customer satisfaction ratings in the Las Vegas market and has developed a reputation for quality construction and responsive service after the sale.
What Market Share Really Tells You
Understanding market share matters because builders with higher volume tend to have more subcontractor relationships, more consistent pricing, and more leverage on materials. That can mean faster build times and fewer supply chain delays. However, volume does not always equal quality.
