Summerlin: Master Planned and Premium
Summerlin remains the gold standard for new construction in the valley. Active villages including Stonebridge, Redpoint, and Kestrel offer homes from the low $500,000s to well over $1 million. The master plan includes 250 miles of trails, proximity to Red Rock Canyon, and access to top-rated Clark County schools. Builders active in Summerlin in 2026 include Toll Brothers, Taylor Morrison, Lennar, and Pulte. The tradeoff is price and the SID assessment that applies to most Summerlin communities, adding $500 to $2,000 or more annually on top of your mortgage.
Henderson and Cadence: Community Quality at a Lower Cost
Henderson has consistently ranked as one of the safest cities in the country, and its master-planned communities deliver strong value. Cadence was ranked the number one master-planned community nationally by RCLCO, with 12,250 total homes and roughly two to three years remaining in its buildout. Inspirada is approaching its final phase with only about 75 homes remaining. Lake Las Vegas offers a completely different lifestyle with waterfront settings and new construction from the mid-$400,000s at Del Webb to luxury builds at La Cova exceeding $2 million. Henderson pricing generally runs 10% to 15% below comparable Summerlin product.
North Las Vegas: Best Value in the Valley
For buyers focused on maximizing square footage and minimizing cost, North Las Vegas is the clear choice in 2026. Touchstone Living, the most affordable builder in the valley, operates here with a median price around $369,000. DR Horton is also active with homes in the low $400,000s. Del Webb at North Ranch offers an active adult option near the VA Hospital. The area lacks the walkability and amenity infrastructure of Summerlin or Cadence, but for buyers who want a new home at the lowest possible price point in Clark County, this is where to look.
Southwest Las Vegas: Family Focused and Freeway Accessible
The southwest valley including Southern Highlands and Mountains Edge offers new construction in a well-established suburban setting. Southern Highlands attracts buyers seeking a luxury community with a private golf club and gated options. Mountains Edge is one of the valley's most family-friendly master plans, known for its parks and trail system. Price points in the southwest typically fall between North Las Vegas and Summerlin, making it a strong middle ground for move-up buyers.
Emerging Areas to Watch
Skye Canyon in northwest Las Vegas continues to grow and carries SID assessments similar to Summerlin. The upcoming Skye Summit development at 505 acres will bring 3,500 homes with KB Home as the first builder when sales open in 2027. Blue Diamond Hill near Red Rock Canyon is under active grading and will eventually offer 2,000 acres of luxury and semi-custom product from $1.2 million to $2.5 million.
