The Hills Summerlin vs The Paseos: Family Community Comparison

by Ryan Rose

The Hills and The Paseos are both popular Summerlin villages, but they were built roughly 15 years apart and attract different types of buyers. Understanding the age gap, pricing, and neighborhood feel will help you decide which one fits your family best.

How Do Home Prices and Ages Compare?

The Hills is Summerlin's original village, established in 1990 with homes built through 1996. Prices range from the $300,000s to the $700,000s, and the 2026 median sits around $533,000. Home sizes span 1,400 to 3,000 square feet across 11 neighborhoods on 394 acres.

The Paseos is a newer village in Summerlin West, built between 2004 and 2010. Prices range from roughly $400,000 to $800,000. Homes tend to feature more open floor plans and updated finishes compared to the 1990s construction found in The Hills. Both villages are predominantly single family, but The Paseos offers a more modern suburban layout with wider streets and newer community infrastructure.

Which Community Is Better for Families?

Both villages are strong choices for families, but the appeal differs. The Hills offers mature tree lined streets, established schools like Lummis Elementary (rated 9 out of 10), and a walkable connection to the Trails Village Center. The sense of community here has been built over three decades.

The Paseos was designed with families in mind from the start. It features multiple parks, playgrounds, and open spaces woven into the neighborhood plan. Schools serving The Paseos are also well rated. For families who prioritize newer construction and modern amenities, The Paseos has an edge. For families who value neighborhood character, shade, and proximity to central Summerlin shopping, The Hills wins.

Are Either of These Communities Gated?

The Hills is mostly non gated, with only Belaire Estates and Corta Bella offering controlled access within the original village. The Paseos is also largely non gated. Buyers who require guard gated living will need to look at The Hills South or The Ridges instead.

Ryan Rose's Advice for Comparing These Villages

Ryan Rose tells buyers that the choice often comes down to one question: do you value mature character or newer construction? The Hills gives you 30 plus years of proven appreciation and a location closer to the heart of Summerlin. The Paseos gives you a home that likely needs fewer updates on day one.
