Teachers Buying Homes in Mountains Edge with Worker Advantage

by Ryan Rose

Mountains Edge gives CCSD teachers an affordable alternative to higher priced communities like Summerlin while still offering quality schools and newer construction. With a median home price of $485,000 and the $20,000 Worker Advantage grant, educators can purchase here with significantly lower upfront costs.

Why Mountains Edge Works for Teachers

Mountains Edge is a master planned community in southwest Las Vegas with CCSD schools throughout. The neighborhood features newer builds, parks, walking trails, and a growing commercial corridor along Blue Diamond Road. Teachers who work at Mountain Edge area schools enjoy a commute measured in minutes, and those assigned to campuses in Southern Highlands or Southwest Las Vegas also sit within easy reach.

How the $20,000 Grant Works

The Worker Advantage Program provides $20,000 as a 0% interest second mortgage with no monthly payments. You repay only when you sell, refinance, or reach the end of the 30 year term. The grant applies toward your down payment, closing costs, or a rate buydown. On a $485,000 purchase, the $20,000 covers more than half of a 3.5% FHA down payment.

Eligibility Requirements

You need a minimum 640 credit score, at least six months of Nevada residency, and household income at or below $142,350 in Clark County. The maximum purchase price is $832,750, and the home must serve as your primary residence. You do not need to be a first time buyer.

Mountains Edge Price Range

Homes in Mountains Edge range from approximately $375,000 to $2.2 million, with most family homes falling between $425,000 and $575,000. This range sits well below Summerlin's $686,000 median, giving teachers more square footage and newer finishes for their budget. The lower end of the market here offers real opportunities for single income educators.

All Education Roles Qualify

Worker Advantage covers 10 education positions, not just classroom teachers. Teacher aides, school counselors, bus drivers, custodians, librarians, secretaries, and administrators all qualify for the full $20,000. By comparison, the Home Is Possible for Teachers program offers only $7,500 and limits eligibility to K through 12 teachers. If you hold any school based position in CCSD, Worker Advantage is the stronger option.

Local Insight

Ryan Rose has seen Mountains Edge attract more CCSD educators over the past year because the neighborhood delivers the newer home feel that teachers want without the Summerlin price tag. Listings near Durango Drive and Mountains Edge Parkway tend to move quickly, so teachers should get pre approved with a Worker Advantage participating lender before starting their search.
