Las Vegas teachers can receive $20,000 in down payment assistance through Nevada's Worker Advantage Program. Elementary, middle, and high school teachers working full time in the Clark County School District or any Nevada school qualify for this grant, which covers far more than traditional teacher assistance programs.

Why Teachers Qualify

The Worker Advantage Program lists teachers across all grade levels as eligible essential workers. CCSD is the fifth largest school district in the United States, operating 373 schools and facing an ongoing teacher shortage. Nevada created this program partly to help educators afford homes in the communities where they teach.

How the $20,000 Works

The grant is structured as a 0% interest second mortgage with no monthly payments. You repay the balance only when you sell, refinance, or reach the end of the 30 year term. That means the $20,000 costs you nothing while you live in your home. You can apply the funds toward your down payment, closing costs, or a mortgage rate buydown to lower your monthly payment.

Eligibility Requirements

You need a minimum 640 credit score, at least six months of Nevada residency, and household income at or below $142,350 in Clark County. The maximum purchase price is $832,750, and the home must serve as your primary residence. You do not need to be a first time homebuyer.

Worker Advantage vs. Home Is Possible for Teachers

Nevada also offers the Home Is Possible for Teachers program, which provides $7,500 in down payment help for K through 12 teachers. The Worker Advantage Program nearly triples that amount at $20,000 and does not restrict eligibility to classroom teachers alone. Teacher aides, counselors, administrators, and other school staff also qualify under Worker Advantage.
