Comparing Builders in Skye Canyon
Skye Canyon has six active or recent builders covering nearly every price point and style. The right pick depends on your budget, your floor plan needs, and the kind of street experience you want.
Who is building in Skye Canyon right now?
Toll Brothers anchors the luxury tier at $600K and up, with Montrose for single-story buyers and Vista Rossa for two-story buyers. Lennar focuses on family-oriented designs, with Belterra sold out and Hawthorne still active. Pulte runs Pinewood, a gated community with six floor plans at a mid-range price point. Century Communities has the broadest footprint with villages including Aspen, Madera, Northglenn, Skye Mesa, Cantaro I and II, Eaglepointe, and Aviano.
Beazer leans into energy efficiency, with the gated Ravenna village and the now sold out Sage Reserve. LGI Homes opened Topaz at Skye Canyon in April 2026 as the entry-level townhome offering, starting in the $380s.
How do you choose the right builder?
Based on Ryan Rose's experience comparing Skye Canyon builders, the decision usually narrows on three factors: price ceiling, design aesthetic, and whether you want a gated street. Toll Brothers and Pulte Pinewood lead on gated and upscale finishes. Century covers the most volume and the widest set of floor plans. Beazer attracts efficiency focused buyers. LGI hits the lowest entry point with townhomes.
Every builder shares the same master amenities: Skye Canyon Park, the fitness center, pools, the dog park, and the community trail network. The amenity experience does not change by builder, only the home itself does.
Local Insight from Ryan Rose
Touring multiple builders in one day is the fastest way to feel the difference in standard finishes, structural options, and incentive packages. Each builder runs different promotions, and the resale value down the road can vary based on lot, plan, and upgrades chosen. Want a builder-by-builder shortlist matched to your budget and must haves? Contact Ryan Rose and he will map out the tour.
