New Construction in Skye Canyon: Complete Guide
Skye Canyon is still actively building in 2026, with six builders selling new homes priced from the $380s to over $900,000. The master plan opened in 2016 and was originally designed for around 6,500 homes, with capacity up to 9,000 at full buildout.
Which builders are active in Skye Canyon right now?
The current active lineup includes Toll Brothers, Lennar, Pulte, Century Communities, Beazer, and LGI Homes. Toll Brothers leads the luxury end with Montrose and Vista Rossa, while Pulte's Pinewood opened in 2021 and continues to release new phases. Century Communities operates several neighborhoods including Skye Mesa, Madera, and Aviano.
LGI Homes joined the community in April 2026 with Topaz, a 49-site townhome neighborhood starting from the $380s. This is the first attached product in Skye Canyon and gives buyers a lower entry point than the detached single-family options that dominate the master plan.
What has recently sold out, and what is launching next?
Lennar Belterra I and II are both sold out, along with Beazer's Sage Reserve and Skye Hills neighborhoods. Ryan Rose points out that buyers considering new construction should always ask which phases remain and which lots are still available, because inventory shifts week to week as builders release new sections.
For 2026, the most active newer launches include Pulte Pinewood, Century Skye Mesa, Toll Brothers Montrose and Vista Rossa, plus the new LGI Topaz townhomes. Each builder publishes a current quick move-in list on its own website, which is the most reliable source for real-time availability.
Local Insight from Ryan Rose
Skye Canyon is one of the last large master plans in the northwest valley with this much new construction activity. The mix of builders means buyers can compare floor plans, lot premiums, and incentives across six different companies in a single afternoon. That kind of side-by-side shopping is rare in Las Vegas right now.
If you want a current list of available homes across all six builders, you can contact Ryan Rose for an updated builder-by-builder breakdown.
