Why Is Providence Hard to Shop From Out of State?

Providence is not one neighborhood. It is a Focus Property Group master plan on the upper west side of the valley, mostly in the 89166 ZIP code, covering 1,200 acres and planned for roughly 7,500 residences across 30 neighborhoods. The product mix runs from condominiums to estate homes.

That is why listings look interchangeable from a laptop in Chicago. Two homes at the same price can sit a mile apart in different sub neighborhoods, with different dues, different build years and very different streets. Photos flatten all of it, and a map app will not tell you which one backs a park and which one backs a wall.

Schools work the same way. Henry and Evelyn Bozarth Elementary School is on Egan Crest Drive inside the community, but Clark County School District assignments go by address, so the school your kids attend depends on which house you pick.

How Does Ryan Handle a Providence Relocation?

The upside is what sits at your door. Knickerbocker Park at 10695 Dorrell Lane has playgrounds, a splash pad, a baseball field, a nature trail with workout stations, large and small dog parks, and a view of the Las Vegas skyline. Huckleberry Park at 10325 Farm Road adds basketball, tennis and pickleball courts and multi use fields. What Homes Are Selling For in Providence

Here is what actually closed. Las Vegas MLS records 223 home sales in Providence from July 25 through September 23, 2026, at a median price of $500,000.

Half of those sales landed between $415,000 and $619,900, so that middle band is the realistic range for most buyers.

Across the same sales, the median worked out to about $249 per square foot and the median home went under contract in about 30 days.

By property type, the medians were single family homes at $525,000 (194 sales), townhomes at $350,000 (17 sales) and condos at $253,995 (12 sales).

These are closed sales for that date window only, not a forecast, and they move every month. Areas are grouped by zip code, so they track the neighborhood closely without matching a master plan boundary exactly. Ask Ryan for a current pull before you price anything.
