Why Do Military Buyers Look at Providence?

Geography, mostly. Creech Air Force Base sits about 30 miles northwest of the Las Vegas valley near Indian Springs, out along US 95, and Providence sits on that same northwest side of the valley with direct access to US 95 and the 215 Beltway. Nellis Air Force Base is roughly eight miles northeast of downtown Las Vegas, so it is a cross valley drive from here rather than a short hop.

The appraisal is where these deals get tense. A VA appraisal includes minimum property requirements, and on an older resale that can surface items a seller has to address before closing. What Homes Are Selling For in Providence

Here is what actually closed. Las Vegas MLS records 223 home sales in Providence from July 25 through September 23, 2026, at a median price of $500,000.

Half of those sales landed between $415,000 and $619,900, so that middle band is the realistic range for most buyers.

Across the same sales, the median worked out to about $249 per square foot and the median home went under contract in about 30 days.

By property type, the medians were single family homes at $525,000 (194 sales), townhomes at $350,000 (17 sales) and condos at $253,995 (12 sales).
