What Is the Weather Really Like?

Expect hot, dry summers. The National Weather Service lists a normal July high of 104.5°F at Harry Reid International Airport, based on 1991 to 2020 data. The normal January high is 58.5°F, so winters are mild.

Rain is rare. The valley averages just 4.18 inches a year. July and August bring short storms, so avoid washes and flooded dips when it pours. Newcomers should drink more water than they think they need while their body adjusts to the dry air.

Which Part of the Valley Should You Look At?

Las Vegas is really a ring of communities around the Strip. Clark County's August 2025 estimates put the City of Las Vegas at 691,886 people, Henderson at 366,087, and North Las Vegas at 294,128. More than a million more live in unincorporated towns like Enterprise, Spring Valley, and Paradise.

Each direction has its own feel. Summerlin sits on the west side near Red Rock Canyon. Henderson and Green Valley are in the southeast. Centennial Hills and Skye Canyon in the northwest have many newer homes. The southwest, with Mountain's Edge and Southern Highlands, mixes space and freeway access. Let your commute and budget drive the short list.

What Paperwork Should You Handle First?

The Nevada DMV says new residents must switch to a Nevada license within 30 days of establishing residency. To register a car, you need Nevada insurance, because out of state policies are not accepted. The DMV also requires a VIN inspection, which you can do before your appointment at the Las Vegas and Henderson offices.

For utilities, NV Energy supplies power and Southwest Gas supplies natural gas. Water depends on your address. The Las Vegas Valley Water District serves the City of Las Vegas and unincorporated Clark County, and it collects a $150 deposit split across your first two bills. Henderson and North Las Vegas homeowners should check with their city.

How Much Money Should You Plan For?

The Nevada Constitution bans a state tax on wages and personal income. Sales tax in Clark County is 8.375%, and groceries for home are exempt. Property tax on your primary home is protected by a 3% yearly cap on the bill, according to Clark County.

Housing is the big line. Condos and townhomes had a median of $299,900 in August 2026, per the same Las Vegas REALTORS report. Tax rules depend on your situation, so check with a CPA before you count on savings.
