Toll lists options buyers ask about here, including elevators, multi gen suites, wet bars and first floor bedroom suites on several plans. The homes have entry courtyards and covered patios. Raven Crest residents also get a private community pool, plus parks and walking trails.
How much do homes cost at Raven Crest?
The lowest base price is $634,995 for the Highridge, as of October 16, 2026. The Talon Terrace, the largest design, starts at $741,995. Prices change with every release. Toll also listed five quick move-in homes on its page that day, with their own prices based on the options already built in.
Toll's own FAQ says added costs can include home site premiums, structural options and design and finish options. An elevator or rooftop terrace can move the price a lot, so price the options you want before you compare plans.
Toll Brothers often runs limited-time offers, often tied to its own lender, Toll Brothers Mortgage Company. Ask which offers are live when you visit, and get the terms in writing.
What are the HOA and SID at Raven Crest?
Toll does not publish an HOA amount for Raven Crest. Summerlin West neighborhoods usually pay a master association plus a neighborhood association. Ask what the neighborhood HOA covers, including the private pool. Many Summerlin West villages also carry a City of Las Vegas special improvement district (SID). It shows up on the property tax bill, so ask for the HOA and SID numbers on your exact home site.
Is Raven Crest a good fit for you?
Raven Crest may fit you if you want a newer Summerlin townhome with more space than most, plus the option of a rooftop terrace. It can also suit buyers who want a multi gen suite or an elevator for family members. If stairs are a concern, think hard about the four story plans or price the elevator option. You can compare it with other Toll communities on our Toll Brothers Las Vegas page, see every builder on the Summerlin new construction page, or browse the valley on the Las Vegas new construction hub.
Local Insight
As a Las Vegas real estate specialist, Ryan Rose tells buyers that Toll Brothers asks your agent to come with you on the first visit to Raven Crest. Ryan suggests walking a three story and a four story model on the same day, because the stairs feel very different in person than on a floor plan. Ask about the home site premium on each lot and what drives it. School zones can differ inside Kestrel Commons, so check your exact address with the Clark County School District.
