Safety is another major advantage: The Vistas ranks in the 97th percentile for safety in Las Vegas.
Schools are consistently strong, with Givens Elementary, Rogich Middle (a Blue Ribbon school), and Palo Verde High School all rated 8 out of 10. Home prices range from $400,000 to over $2,500,000, offering options across a wide budget spectrum. The European inspired architecture, with its ornate facades and clock towers, gives the village a distinctive character you will not find in newer, more cookie cutter developments.
What Are the Cons of The Vistas?
The biggest drawback is distance. The Vistas is 20 to 25 minutes from the Las Vegas Strip during normal traffic, and that number can climb during rush hour or event nights. Buyers who work on the Strip or need to be in the eastern valley daily will feel that commute. HOA costs also add up: the master association runs $69 per month, plus a sub HOA of $35 to $115 per month depending on your subcommunity.
