The Vistas Summerlin HOA Fees Explained

Homeowners in The Vistas Summerlin pay two levels of HOA fees: a master association fee of $69 per month through the Summerlin West Community Association, plus a sub HOA fee that ranges from $35 to $115 per month depending on the specific subcommunity. Total monthly HOA costs typically fall between $100 and $184 per month.

What Does the Master HOA Fee Cover?

The $69 monthly master HOA fee, managed through Summerlink, covers the shared amenities and common areas that make The Vistas such a desirable community. This includes maintenance of the 23 acre Vistas Community Park, North Tower Park, South Tower Park, the 7,900 square foot community center, the resident only swimming pool with slide and children's lagoon, lighted tennis and basketball courts, softball fields, and the extensive trail system.

The master fee also funds landscaping of common areas, upkeep of the iconic 48 foot clock towers at the north and south entrances, and general village infrastructure. All homeowners in The Vistas pay this fee regardless of which subcommunity they live in.

What Do Sub HOA Fees Cover?

Each of The Vistas' 26 to 28 subcommunities has its own homeowners association with separate dues. These fees cover neighborhood specific expenses such as private street maintenance, gated entry systems, neighborhood landscaping, and architectural review enforcement.

Gated subcommunities like Monterossa, Paradiso, Palmilla, Talaverde, and Sage Hills tend to have higher sub HOA fees due to the cost of maintaining guard gates and private streets. Non gated neighborhoods like Bella Vista, Hillstone, and Somerset generally sit at the lower end of the $35 to $115 range. Sage Hills townhomes may include additional exterior maintenance in their sub HOA dues.

How Do These Fees Compare to Other Summerlin Communities?

The Vistas HOA fees are competitive with other established Summerlin villages. The combined total of $100 to $184 per month is reasonable given the caliber of amenities included: a full aquatic facility, three major parks totaling over 37 acres, multiple sports courts, and access to 150 plus miles of Summerlin trails. Newer Summerlin communities may have lower initial fees but often lack the fully built out amenity package that The Vistas already provides.
