Palisades Summerlin Lot Sizes and Privacy

by Ryan Rose

The Palisades in Summerlin offers some of the most generous lot sizes in all of Las Vegas's guard gated communities. With parcels ranging from one quarter acre to one half acre, homeowners enjoy a level of space and seclusion that is increasingly difficult to find in newer developments. For buyers who value breathing room and outdoor living, lot size is often the deciding factor.

How Big Are the Lots in the Palisades Summerlin?

Lot sizes in the Palisades range from roughly 10,890 square feet up to approximately 21,780 square feet. That translates to one quarter acre on the smaller end and a full half acre on the larger parcels. Compared to many newer Summerlin communities where lots average 5,000 to 7,000 square feet, the Palisades provides two to four times more land per home. Christopher Homes intentionally designed the neighborhood this way, giving each estate room for courtyards, private pools, and expansive outdoor entertaining areas.

The 131 homes in the community sit on varied lot configurations. Some parcels are wider and shallower, ideal for single story layouts like the Monet floor plan. Others are deeper, giving two story plans like the Renoir and Picasso more backyard depth. Forty seven lots back directly to the TPC Las Vegas golf course, providing unobstructed fairway views that further enhance the feeling of openness.

Privacy Features That Set the Palisades Apart

Beyond lot size alone, the Palisades was designed with privacy as a core principle. Eight foot block walls separate every property, eliminating the line of sight issues common in communities with shorter vinyl or wrought iron fencing. These masonry walls also reduce noise transfer between neighbors, creating a quieter living environment.

The Tuscan and old world architectural style includes interior courtyards on many floor plans, offering private outdoor space that is fully shielded from neighboring properties. Many homeowners have added mature landscaping, water features, and covered patios within these courtyards, essentially creating a second living area that feels completely secluded.

The 24 hour guard gate off North Hualapai Way adds another layer of privacy. With only 131 homes total, traffic volume within the community remains minimal. Ryan Rose, a Las Vegas real estate specialist familiar with the Palisades, notes that the combination of large lots, block walls, and low density is what consistently attracts privacy conscious buyers to this neighborhood.

How Lot Sizes Affect Home Values

Larger lots in the Palisades typically command higher prices, especially those with golf course frontage along TPC Las Vegas. Because the community is fully built out with no new construction, these larger parcels represent a finite asset. Buyers searching for spacious properties in a guard gated Summerlin setting will find few alternatives that match the Palisades in both lot size and location.
