The Palisades is a small, guard-gated neighborhood in Summerlin. It has about 130 homes, and every one of them is already built. The homes are large, most lots are a quarter acre or more, and 47 homes back right up to a golf course.

It fits buyers who want a gate, room to spread out and a short drive to shopping. Downtown Summerlin is about 7 minutes away. Summerlin Hospital is less than a mile from the gate.

What is The Palisades in Summerlin?

The Palisades is one gated neighborhood inside The Canyons, a village in the north part of Summerlin. It sits next to TPC Las Vegas, a public golf course.

The short version

• About 130 homes. County records show 130 single family homes in the two recorded Palisades plats.
• Built 1998 to 2004. Most of them, 97 of 130, were built from 1998 to 2000.
• Fully built out. There are no empty home lots left. Every home for sale is a resale.
• Zip code 89144. The Palisades is inside the City of Las Vegas.
• Master association. Homes here are part of the Summerlin North Community Association, plus the Palisades HOA.

The homes

These are big homes. County records show about 3,700 to 7,100 square feet of living space. The middle home is about 4,900 square feet. Casitas are not counted in those numbers.

Most homes are two story. County records list 95 two story homes and 35 single story homes. They are built with frame and stucco.

Lots run from about a quarter acre to just over half an acre. Only one lot is larger than half an acre.

Every home is different inside. Some may have been remodeled, so ask. Ask about the floor plan and the yard walls for any home you like.

Where it sits

The gate is on Royal Ascot Drive, just off North Hualapai Way. From the gate, the Strip is about 13 miles, or about 25 minutes with no traffic. Rush hour takes longer.

Is The Palisades guard gated?

Yes. The Palisades is guard gated. MLS listings for the neighborhood show it as gated with a gate guard. The HOA fee includes security.

How the gate works

The guard gate is at the entrance on Royal Ascot Drive, off North Hualapai Way. A guard checks visitors at the gate.

How residents get in, and how guests are added, is set by the HOA. Ask the HOA how guest access works. This matters if you have family who visit often, or if you get a lot of deliveries.

Ask the HOA if the gate is staffed around the clock.

What the gate does and does not do

A gate cuts down on cars that are just passing through. It also means people need a reason to be there. Many buyers like that.

The Palisades has only about 130 homes, and homes here do not come up often. A two-month window of sales is too small to give a fair number. A single big sale, or a single small one, would swing it.

Summerlin covers many neighborhoods and price ranges, from condos to large custom homes. The Palisades homes are much larger than most, so they will not match these medians. Ask for recent Palisades sales.

What moves the price inside The Palisades

No two homes here are the same. These things change the price the most:

• Size. Homes range from about 3,700 to 7,100 square feet.
• Lot. Lots range from about a quarter acre to just over half an acre.
• Position. Some homes back to the golf course. Others don't.
• Remodel level. Homes built around 2000 may have the first kitchen and baths, or a full remodel.
• Single or two story. Only 35 of the 130 homes are single story.

HOA dues

You pay two HOA fees here. One goes to the Palisades HOA. The other goes to the Summerlin North Community Association, the master association.

• Palisades HOA: ask the HOA for the current HOA statement.
• Summerlin North master fee: $65 a month in the association's 2025 budget. The board was looking at a change for 2027, so ask for the current number.

MLS listings show the HOA fee covers association management, recreation facilities and security.

Is The Palisades a safe place to live?

Many buyers ask this first. Here is what is known, and how to check for yourself.

What the numbers say

To see crime counts for The Palisades and Summerlin North, use the Las Vegas Metropolitan Police Department (LVMPD) crime map.

What is known: The Palisades is covered by the LVMPD Summerlin Area Command, at 11301 Redpoint Drive. That area runs from Cheyenne Avenue on the north to Warm Springs Road on the south, and from Durango Drive and Rainbow Boulevard west to the mountains.

Some websites post crime "grades" for neighborhoods. Those are modeled estimates, not police data. Read them with care.

What the gate adds

The guard gate means visitors stop before they drive in. The HOA fee includes security. That cuts down on through traffic. It is one layer of safety, not the whole picture.

How to check for yourself

• Look at the LVMPD crime map for the streets you are touring.
• Drive by at night and on a weekend.
• Talk to neighbors if you see them out walking.
• Ask the HOA how the gate and security work, and what they have seen lately.

County parcel maps show 47 Palisades homes touch the golf course land. The other homes are on interior streets. If golf views matter to you, ask which homes back to the course.

About the course next door

The course next door is TPC Las Vegas, at 9851 Canyon Run Drive. It used to be called TPC at The Canyons. Some people mix it up with TPC Summerlin, which is a different course about 2.5 miles away.

From 1996 to 2006, TPC Las Vegas co-hosted PGA TOUR events, including the Shriners Hospitals for Children Open.

Golf is separate from the HOA

TPC Las Vegas is a public course with its own fees. Your HOA fee covers management, recreation facilities and security, not golf. Ask the HOA if there are any golf rules for homes on the course.

What parks and trails are near The Palisades?

You get a small park inside the gate, a bigger park a short drive away, and Summerlin's trail system.

The park inside the gate

MLS listings show a park as a community feature in The Palisades. It is a small park inside the gate. Ask the HOA what it has and who can use it.

The Trails Park and Pool

The Trails Park and Pool is at 9550 Trails Center Drive. It is about 1.6 miles away, or about 5 minutes by car. It is a Summerlin park, run by the Summerlin Council.

It has:

• Ball fields
• A pool
• A children's play area
• A basketball court
• Lawns and picnic areas

Summerlin trails

Summerlin has more than 150 miles of trails for walking, running and biking.

Red Rock Canyon

Red Rock Canyon National Conservation Area is about 8 miles from the gate. That's about 15 minutes to the Visitor Center. Timed entry reservations may apply, so check the BLM website before you go.

Where do Palisades residents shop and eat?

Most daily needs are a few minutes away. Here are the main spots.

Downtown Summerlin

Downtown Summerlin is an open-air center that opened in 2014. It has more than 125 shops, restaurants and entertainment spots. Macy's and Dillard's are the big anchor stores.

It is about 3 miles from the gate, or about 7 minutes by car.

Las Vegas Ballpark is also in Downtown Summerlin. It is home to the Las Vegas Aviators, the Triple-A team of the Athletics.

Tivoli Village and Boca Park

Tivoli Village is at Rampart Boulevard and Alta Drive, about 2.4 miles away, or about 5 minutes. It has shops and places to eat, including Echo & Rig.

What schools serve The Palisades?

About Palo Verde High

Palo Verde High School serves grades 9 to 12. It has an Advanced Placement (AP) program. It also has career and technical programs. Examples on the school's website include computer science, health science, animation, video production and Air Force ROTC.

Private and charter schools

Visit any private or charter school you are thinking about, and ask about openings and wait lists.

How close is the hospital?

Very close. Summerlin Hospital Medical Center is at 657 N Town Center Drive. It is about 0.7 miles from the Palisades gate, or about 2 to 3 minutes by car. The main entrance is off Hualapai Way.

The hospital has:

• An emergency room open 24/7, with its own children's unit
• Surgery, including robotic surgery
• Maternity care at The BirthPlace
• Orthopedics
• A heart center
• Radiology

Lots here run from about a quarter acre to just over half an acre. Ask about the yard walls and gates for any home you like.

Leash rules

The Palisades is inside the City of Las Vegas. City code 7.36.030 says animals must be on a leash or lead, unless they are on their own property behind a fence or other restraint. So plan on a leash for walks and trails.
