Lennar Homes in Summerlin: Complete Guide
Kestrel Summerlin Village Guide
The New Construction Buying Process in Las Vegas

Mockingbird is a collection of two story single family homes by Lennar in the Kestrel village of Summerlin, ZIP 89138, with five bedroom plans and a Next Gen option. As of October 16, 2026, homes start from $796,990 for the Bobby plan, and prices change with every release.

Where is Mockingbird?

Mockingbird sits in Summerlin West, in the Kestrel district, west of the 215 Beltway. Lennar sells it from its Summerlin welcome center at 1870 Cascading Song Drive, Las Vegas, NV 89138, which also serves the Sandpiper and Fairview collections.

Summerlin opened Mockingbird in 2025, along with Sandpiper and Raven Crest nearby. Lennar's page points to walking trails, Red Rock Canyon, Downtown Summerlin and the Las Vegas Ballpark. It also notes easy access to the 215 for commuting. Red Rock Casino Resort and City National Arena are close for a night out.

What homes does Lennar build at Mockingbird?

Mockingbird has larger homes than Lennar's nearby Sandpiper collection. Every plan has 5 bedrooms and two stories. Lennar says each plan has a full bedroom and bathroom on the first floor, which helps with guests or older family members. The Greg plan adds Lennar's Next Gen suite, a private space with its own entrance, living area, kitchenette, bedroom, bathroom and laundry.

| Plan | Beds | Baths | Sq ft | Stories | Base price | |---|---|---|---|---|---| | Bobby | 5 | 3 | 3,000 | 2 | $796,990 | | Peter | 5 | 4.5 | 3,210 | 2 | $813,990 | | Greg (Next Gen) | 5 | 4.5 | 3,335 | 2 | $833,990 |

Prices are from lennar.com on October 16, 2026. They are base prices before homesite premiums.

Lennar builds under its "Everything's Included" approach. It includes many popular features at no extra cost, though features vary by community and homesite. Ask your New Home Consultant for the feature list for your exact home, and check it against the purchase agreement.

How much do homes cost at Mockingbird?

The lowest base plan price is $796,990 for the Bobby, as of October 16, 2026. The Greg Next Gen plan starts at $833,990. Prices change with every release.

Lennar also lists available homes under construction or ready to move in, and those carry their own prices. Some may be listed below the plan base price, so ask the sales team for the full list on the day you visit.

Lennar often runs limited-time offers, often tied to its own lender, Lennar Mortgage. Ask which offers are live when you visit, and get the terms in writing.

What are the HOA and SID at Mockingbird?

Lennar shows an approximate HOA figure on its pages, but ask for the exact monthly master and neighborhood HOA amounts in writing. Summerlin West homes usually pay both. Many Summerlin West villages also carry a City of Las Vegas special improvement district (SID). It shows up on the property tax bill, so ask for the balance on your exact homesite.

What schools are nearby?

Lennar's page lists nearby public schools, including William Lummis Elementary, Ernest A. Becker Sr. Middle School and Palo Verde High School. A nearby school is not always the zoned school, and Lennar's own note says its school data may not be accurate or current. Always confirm your exact address with the Clark County School District.

Is Mockingbird a good fit for you?

Mockingbird may fit you if you need five bedrooms in a new Summerlin home, or if you want a Next Gen suite for a parent or an adult child. It can also work for families who want a guest room on the main floor. If you want a smaller or lower priced Lennar home nearby, look at Sandpiper. You can compare all of Lennar's Las Vegas communities on our Lennar Las Vegas page, see every builder on the Summerlin new construction page, or browse the valley on the Las Vegas new construction hub.

Local Insight

As a Las Vegas real estate specialist, Ryan Rose tells buyers that Lennar wants your agent registered at your very first contact, even a chat or a phone call, and with you on the first visit. Ryan suggests touring the Greg plan even if you do not need a Next Gen suite today, since the extra suite can add flexibility as your family changes. Compare the base price with the homesite premium on each lot. Ask for the Everything's Included list in writing so you know what you are paying for.
