Buying a new construction home in Las Vegas follows a different process than buying a resale, and knowing what to expect at each stage will help you avoid costly mistakes. The process typically runs 6 to 12 months from contract to keys, depending on where the home is in the build cycle.

Step 1: Get Pre-Approved and Register Your Realtor First

Before visiting any model home, get pre-approved with a lender and contact your realtor. Your realtor must be registered with the builder before or during your first visit to the sales office. Las Vegas builders strictly enforce this rule and will not add an agent to the transaction after the fact. Your pre-approval letter tells the sales agent you are a serious buyer and prevents you from falling in love with a home outside your budget.

Step 2: Choose Your Community and Lot

Builders mark up design center upgrades significantly, so prioritize structural and hard-to-change options like extended garages, extra bathrooms, or pre-plumbing for a pool. Cosmetic items like flooring and fixtures can often be upgraded more affordably after closing.

Step 5: Construction Phase and Inspections

Construction typically takes 6 to 9 months for a standard production home. Schedule a pre-drywall inspection with a licensed third-party inspector when framing, plumbing, and electrical are visible but before the walls close. This inspection runs $200 to $400 and is one of the most valuable steps in the process. Nevada law does not require builders to correct every cosmetic issue flagged by your inspector, but structural and mechanical findings carry more weight.

Step 6: Final Walkthrough and Closing

Before closing, you will complete a blue tape walkthrough where you and the builder's representative identify items needing correction. These are noted and the builder schedules repairs before closing or shortly after. Your lender will order a final appraisal and you will receive a closing disclosure three business days before your closing date. New construction closing costs in Las Vegas typically run 2% to 3% of the purchase price, though builder incentives often cover part or all of these costs in 2026.
