Master HOA Fees (All Residents Pay)
Every Cadence homeowner pays the master association fee. This is non-negotiable.
2025-2026 Master HOA: $225 per quarter ($75 per month, $900 annually). Billed quarterly: January 1, April 1, July 1, October 1.
What master HOA covers: Central Park maintenance (50 acres including pool, splash pads, amphitheater, trails), common area landscaping throughout Cadence, streetlights and sidewalk maintenance, master association management and administration, community events and programming, trail system maintenance (30+ acres), community signage and monuments, general liability insurance for common areas.
What master HOA does NOT cover: Individual neighborhood amenities (some neighborhoods have additional pools, parks, or landscaping), your individual property landscaping or maintenance, utilities, home insurance.
