A waterfront estate in the SouthShore area of Lake Las Vegas sold for $6.4 million in September, only about five weeks after it hit the market at $6.5 million. The sale came with a private dock and a boat, and it was the third-highest home sale in the Las Vegas Valley that month, based on Las Vegas REALTORS data reported by the Las Vegas Review-Journal.
Why should you care if you are not shopping for a $6 million home? Because this sale says something about the whole market right now. Homes across the valley are taking longer to sell than they did a year ago, and there are more of them for buyers to choose from. Yet this home, priced close to what buyers were willing to pay, sold fast and closed at about 98.5 percent of its asking price.
That is a lesson for sellers at every price point in Henderson and the rest of Clark County. Here is what happened, what the home offered, how it fits into the bigger picture, and what it could mean for you.
What Happened
The Las Vegas Review-Journal reported the sale on Oct. 22, 2026, in a story by Emerson Drewes. The home sits at 34 Grand Corniche Drive in SouthShore, a guard-gated part of Lake Las Vegas in Henderson.
Here is the timeline, step by step:
- Aug. 10, 2026: The home was listed for $6.5 million.
- Sept. 17, 2026: The sale closed at $6.4 million.
- Total time: About 38 days from listing to closing.
- Price change: $100,000 below the list price, or about 98.5 percent of asking.
Keep in mind that 38 days covers the whole process, not just the time it took to find a buyer. Closing a sale takes time on its own. The buyer has to finish inspections, the title work has to clear, and the money has to move. So the home went under contract even sooner than five weeks. For a home at this price, that is quick.
The Review-Journal says the home is Italian-inspired. It has three stories and 9,781 square feet of living space. Inside are five bedrooms and 11 bathrooms. It sits on a lot of just over a quarter acre and was built in 2007.
The big draw is the water. The home has its own private dock, and the sale included a boat. It also looks out over the SouthShore golf course, which was designed by Jack Nicklaus. Few homes in the Las Vegas Valley can offer a lake, a dock and a golf course view all from the same back yard.
Las Vegas REALTORS data ranked it the third-highest sale in the valley for September. That puts it near the very top of the market for the month.
Why It Matters to Las Vegas Residents
Most people reading this are not buying a lakefront estate. But big sales like this one work like a weather vane. They show which way the wind is blowing for everyone else.
Right now, the wind is mixed. Las Vegas REALTORS, as reported by FOX5 Vegas, said the median price of an existing single-family home in Southern Nevada was $470,000 in September. That is the same as September 2025, and down 1.1 percent from August. The record high is still $490,000, set in May and June.
At the same time, there is more to choose from. At the end of September, there were 7,995 single-family homes on the market without offers. That is up 6.6 percent from a year earlier. The group put the housing supply at about five months, up from roughly four months a year ago. Total sales of homes, condos and townhomes fell 7.4 percent from September 2025.
So buyers have more choices and more time. That usually means sellers need to be sharper on price. This Lake Las Vegas sale shows what happens when a seller gets the price close to right from the start. The home did not sit. It did not need a long string of cuts. It sold near its asking price in about five weeks.
There is good news for sellers in the September report too. Las Vegas REALTORS said 75.9 percent of single-family homes sold within 60 days, up from 72.0 percent a year earlier. Homes that are priced well are still moving. The ones that sit tend to be the ones priced above what the market will pay.
For Henderson homeowners, this sale also matters close to home. High-end sales help shape how people see a whole area. When a well-known community posts a strong sale, it keeps interest in that part of the valley high. That interest can spill over to nearby neighborhoods at more common price points.
Background and History
Lake Las Vegas is a resort-style community on the east side of Henderson, built around a man-made lake. It is known for its Mediterranean-style buildings, golf courses, and homes that sit right on the water or look out over it. Being able to keep a boat at your own dock is rare in the Mojave Desert, and that is a big part of the appeal.
SouthShore is one of the guard-gated areas within Lake Las Vegas. Homes there often come with views of the water, the golf course, or the desert hills that surround the lake. The home on Grand Corniche Drive checks all three boxes.
Lake Las Vegas has a range of homes, not just estates. We covered new townhomes opening in the area in Westlight Townhomes Open in Lake Las Vegas. That mix means the community draws everyone from first-time luxury buyers to people looking for a full waterfront estate.
The top of the Las Vegas market has its own rhythm. Luxury buyers often pay cash or have more flexible financing, so they are less tied to mortgage rate swings than the typical buyer. Still, they watch value closely. A home priced too high at this level can sit for a long time, because there are only so many buyers shopping above $5 million at any one moment. That is why a near-asking sale in about five weeks stands out.

What the Numbers in This Sale Tell You
Real estate news is full of numbers. It helps to know what each one really means, so here is a quick guide using this sale.
List price versus sale price. The list price is what the seller asks. The sale price is what the buyer actually pays at closing. Here, the list price was $6.5 million and the sale price was $6.4 million. The difference was $100,000.
Percent of list price. This is the sale price divided by the list price. For this home, $6.4 million divided by $6.5 million comes out to about 98.5 percent. The closer that number is to 100 percent, the closer the seller's price was to what the market would pay. A home that has to drop its price several times usually ends up with a much lower number.
Time from listing to closing. This home went from listing on Aug. 10 to closing on Sept. 17, about 38 days. That is the full trip, including the weeks it takes to close a sale after an offer is accepted.
Price per square foot. This is the sale price divided by the size of the home. Using the figures reported for this home, $6.4 million across 9,781 square feet works out to about $654 per square foot. That math is ours, not from the original story, and it is only a rough guide. At the high end, a big share of the value is in things square footage cannot measure, like the water, the dock and the view.
When you read about any home sale, try running these same checks. They tell you a lot more than the headline price does.
September in Context
The September report from Las Vegas REALTORS, as covered by FOX5 Vegas, gives a fuller picture of the market this sale closed into. Beyond the $470,000 single-family median, here are a few other numbers from that report:
- The median price of a condo or townhome was $290,000, down 1.4 percent from September 2025.
- Cash deals made up 23.5 percent of sales, compared with 23.0 percent a year earlier.
- Distressed sales, meaning short sales and foreclosures, were 1.1 percent of sales, up from 0.5 percent a year earlier.
- There were 2,796 condos and townhomes listed without offers, up 7.3 percent from a year earlier.
- The total value of single-family home sales topped $1 billion, down 10.3 percent from a year earlier.
Put together, that is a market that is cooler than last year but far from weak. Prices are flat, not falling. Distressed sales are still a very small slice. And homes that are priced right, like the Lake Las Vegas estate, are still finding buyers in a reasonable amount of time.
What Happens Next
For this home, the story is done. The sale closed on Sept. 17, and the property has a new owner. But the wider luxury market keeps moving, and there are a few things worth watching over the next few months.
First, watch the monthly Las Vegas REALTORS reports. Each one shows the median price, how many homes are on the market, and how fast they are selling. The October numbers will come out in early November. They will show if supply keeps climbing and if prices hold steady.
Second, watch mortgage rates. Even though many luxury buyers pay cash, rates still affect the market below them. When fewer people can afford to move up, fewer homes change hands at every level. That can slow the chain of sales that eventually reaches the high end.
Third, watch the other big listings. Several high-dollar homes are on the market around the valley right now. We wrote about one in $12.5M MacDonald Highlands Home Listed. How fast homes like that sell, and how close they get to asking, will tell us a lot about luxury demand heading into 2027.
Ryan's Take
This sale is a pricing lesson, plain and simple. The seller asked $6.5 million, took $6.4 million, and closed in about five weeks. That is a small gap and a short wait. When I talk with sellers, the biggest mistake I see is starting too high and hoping the market catches up. In a market with five months of supply, it usually does not. Buyers have options, and they compare. A home that looks overpriced next to the others just sits, and every week it sits makes buyers wonder what is wrong with it.
The same idea works at any price point. Price it close to what the recent sales say it is worth, make it look its best, and give buyers a reason to act now instead of waiting. I also think this sale is a good sign for Lake Las Vegas as a whole. Unique homes with real features, like a private dock and a golf course view, still draw serious buyers, even when the overall market is slower.
What You Can Do
If you own a home in Henderson or anywhere in the valley and you are thinking about selling, start with real numbers. Look at what homes like yours have actually sold for in the last few months, not what neighbors are asking. Asking prices are hopes. Sold prices are facts. A local agent can pull those sales for you so you know where you stand before you set a price.
If you are a buyer, use this moment. With more homes on the market and supply at about five months, you have more room to compare, ask questions and negotiate than you did a year or two ago. Get your financing lined up first so you can move quickly when the right home shows up. Well-priced homes, like this one, still sell fast.
If your home has something special, make sure buyers can see it. This estate had a dock, a boat and a golf course view, and those features were front and center in how the sale was described. Your home's special feature might be a mountain view, a big back yard, a casita, a newer roof or a quiet street. Whatever it is, it should show up in the photos, the description and the showings. Buyers comparing a long list of homes remember the one that stood out.
Finally, think about timing. The holidays are close, and many sellers wait until spring. That can mean less competition for the homes that are listed now. If you are ready, there is no rule that says you have to wait.
If you are simply curious about Lake Las Vegas, take a drive out there. Walk the paths, look at the water, and see the different types of homes. The community has more than estates, and touring in person is the best way to know if it fits your life.
