Where is Groves at Caldwell Park?

Groves sits in Summerlin West, west of the 215 Beltway in the Grand Park village. The KB sales office is at 204 Silver Run Lane, Las Vegas, NV 89138. KB's directions say to exit the 215 at Far Hills Avenue heading west, turn left on Grand Park Boulevard, then right on Spring Run Drive.

KB lists Grand Park as less than 5 minutes away. Summerlin plans Grand Park at more than 90 acres, which will make it the largest park in Summerlin. KB also notes a short drive to the Las Vegas Ballpark, biking trails, golf and Summerlin Hospital Medical Center.

What homes does KB Home build at Groves?

Groves is all two story townhomes, each with a 2 car garage. KB offers six plans from 1,430 to 1,947 square feet, with 2 to 4 bedrooms. Some are interior units, and the larger plans include end units.

KB builds these as personalized, built to order homes. You choose the plan, the exterior style, your finishes at the KB Design Studio and your homesite. KB says personalized homes are typically delivered in 4 to 5 months, though its fine print says timelines can run longer. KB also says its homes are designed to be ENERGY STAR certified. Move-in ready homes are offered too, with upgrades the builder already picked.

How much do homes cost at Groves?

The lowest base price is $397,990 for Plan 1430, as of October 16, 2026. The largest plan starts at $454,990. Prices change with every release, and KB says its website prices are updated periodically, not daily. Ask the sales office for the current price sheet.

KB notes that a homesite premium may apply. It also says base prices do not include options, upgrades or association fees.

KB often runs limited-time offers, usually tied to its affiliated lender, KBHS Home Loans. KB says you are not required to use KBHS, so ask whether a given offer requires it. Ask which offers are live when you visit, and get the terms in writing.

What are the HOA and SID at Groves?

KB does not publish an HOA amount for Groves. Summerlin West homes usually pay a master association plus a neighborhood association, and townhomes often have their own fee as well. Ask for every HOA number in writing. Many Summerlin West villages also carry a City of Las Vegas special improvement district (SID). That charge shows on the property tax bill, so ask for the balance on your exact lot.

What schools are nearby?

KB's page lists nearby schools, including Linda Rankin Givens Elementary, Sig Rogich Middle School and Palo Verde High School. A nearby school is not always the zoned school. Check your exact address with the Clark County School District before you sign.

Is Groves at Caldwell Park a good fit for you?

Groves may fit you if you want a new home in Summerlin at one of the lowest published starts in the master plan. It works for first time buyers, downsizers who want less yard work and anyone who wants a Summerlin address on a tighter budget.
