Who Is a Good Golf Course Home Realtor in Southern Highlands?

What Golf Course Is in Southern Highlands?
One, and it is private. Southern Highlands Golf Club opened in 2000 with an 18 hole championship course co designed by Robert Trent Jones Sr. and his son Robert Trent Jones Jr. It was the elder Jones' final design, and a plaque on the 12th hole marks the last hole he drew. The club is the home course of the UNLV men's golf team, and Golf Digest named its clubhouse number one in the nation in 2015.
The course runs through canyons cut by the grading plan, which is why some fairways sit well below the homes above them. That is also why the view from one street can be completely different from the view two streets over.
Does Buying a Golf Course Home Include Membership?
No. Treat the club and the house as two separate purchases unless a seller can show you otherwise in writing. Southern Highlands Golf Club is private, so joining is its own application and its own dues, and living on the course does not create a membership. Ryan has buyers contact the club directly for current membership terms rather than relying on anything an agent says, including him.
What Should I Ask About a Golf Lot?
Start with the ball. Ask which direction play runs past the house, whether the previous owner has replaced glass or stucco, and whether the builder or the club installed netting anywhere nearby. Then ask about maintenance hours, because course crews start early and mowers carry.
Next, the lot itself. Elevation above the fairway buys privacy, and a home level with the tee box does not get the same thing. Ryan walks the back yard with you and points out where cart paths, tee boxes and greens sit, because those three things drive both privacy and resale. Overspray from irrigation is worth a question too.
On the selling side, a golf frontage home should never be priced against interior lots in the same village. Ryan prices frontage against frontage, then adjusts for elevation and what the yard actually looks at. Nevada Real Estate Group, using Las Vegas MLS data for the 12 months ending September 18, 2026, reports a median of 30 days from listing to accepted offer, and a well priced view home can move inside that.

What Homes Are Selling For in Southern Highlands
Here is what actually closed. Las Vegas MLS records 113 home sales in Southern Highlands from July 25 through September 23, 2026, at a median price of $570,000.
Half of those sales landed between $479,990 and $750,000, so that middle band is the realistic range for most buyers.
Across the same sales, the median worked out to about $250 per square foot and the median home went under contract in about 28 days.
By property type, the medians were single family homes at $580,000 (105 sales) and townhomes at $383,500 (8 sales).
These are closed sales for that date window only, not a forecast, and they move every month. Areas are grouped by zip code, so they track the neighborhood closely without matching a master plan boundary exactly. Ask Ryan for a current pull before you price anything.
