Is Now a Good Time to Buy a House in Las Vegas?

For many buyers, yes. In fall 2026, Las Vegas buyers have more homes to pick from and more time to decide than they did a few years ago, and prices have been flat for about two years. The catch is mortgage rates, which rose in September, so the right time really depends on your budget and how long you plan to stay.

What Do the Latest Las Vegas Numbers Show?

Las Vegas REALTORS reported a median price of $475,000 for existing single family homes sold in August 2026. That was down 1% from August 2025. It was also below the record of $490,000 set in May and June of this year.

Supply is the bigger story. About 7,590 single family homes were listed without offers at the end of August, up 5.3% from a year earlier. That works out to a little over 4.5 months of supply. In January 2026, supply was nearly five months, up from 3.5 months a year before. More listings mean less of a rush for buyers.

Homes are also taking a bit longer to sell. In August, 74.8% of single family homes sold within 60 days, down from 77.5% a year earlier. George Kypreos, the LVR president, said buyers are taking more time to make decisions.

Why Are Mortgage Rates the Main Hurdle?

Freddie Mac reported the average 30 year fixed rate at 6.95% on September 17, 2026. That was up from 6.76% the week before and 6.26% a year earlier.

Here is a rough example. Say you buy a home at $475,000 with 5% down. Your loan would be about $451,250. At 6.95%, principal and interest come to roughly $2,987 a month. Property taxes and insurance are extra, plus any HOA fee. This is an estimate, not a quote, so ask a lender to run your real numbers.

How Do You Know If It Is a Good Time for You?

The market does not pick your timing. Your life does. These questions help more than any headline:

  • Do you plan to stay at least five years? Short stays make it hard to cover buying and selling costs.
  • Is your job steady, with savings left after closing?
  • Does the full monthly payment fit your budget today, without counting on a future rate drop?

If you can say yes to most of these, a calmer market can work in your favor. You may have room to ask for repairs or seller credits, which is harder to do when supply is tight.
