Who Is a Good Gated Community Realtor in Southern Highlands?

What Is the Difference Between Gated and Guard Gated?

A gated village has a rolling gate on a code or a clicker and no staff. A guard gated village has a staffed gate, so someone logs entries and calls your home before letting a visitor through. A few Southern Highlands enclaves go further and sit behind a second gate inside the first, which is why agents here say double gated.

Southern Highlands has more than 20 separate residential communities across roughly 2,750 acres, and they are not all gated. The Estates is the guard gated custom section, with lots running from one third to two acres, and inside it are smaller subdivisions including Vintage Valley, Castle Oaks, Eagle's Landing and Olympia Hills. Tuscan Cliffs is another guard gated enclave, with The Bluffs at Tuscan Cliffs built by Blue Heron.

What Do the HOA Dues Actually Cover?

Usually two bills. There is the master association for the Southern Highlands community, and then a sub association for your own village, which is the one paying for the gate, the guard if there is one, the private streets and any pool or park that belongs only to that enclave. Staffing a gate 24 hours costs real money, and it lands on the smaller association.

Ryan reads both sets of documents with you before you write an offer. Under NRS 116.4109 the seller must furnish the HOA resale package, and you have until midnight of the fifth calendar day after you receive it to cancel in writing. In a gated village he is looking at the reserve study for street repaving and gate equipment, plus the rules on guests, contractors and parking.

How Do Showings Work Behind a Guard Gate?

Slower than buyers expect. Access lists at a staffed gate often have to be set up by the listing agent in advance, and some enclaves will not admit an agent who simply shows up. Ryan books gate access when he books the tour, which is how a Southern Highlands day stays at five homes instead of two.

Sellers feel the same friction from the other side. If access is hard, showings drop. Ryan sets up the access list, the lockbox and the showing hours before the home goes live, and he tells you plainly when a gate is costing you traffic.

What Homes Are Selling For in Southern Highlands

Here is what actually closed. Las Vegas MLS records 113 home sales in Southern Highlands from July 25 through September 23, 2026, at a median price of $570,000.

Half of those sales landed between $479,990 and $750,000, so that middle band is the realistic range for most buyers.

Across the same sales, the median worked out to about $250 per square foot and the median home went under contract in about 28 days.

By property type, the medians were single family homes at $580,000 (105 sales) and townhomes at $383,500 (8 sales).

These are closed sales for that date window only, not a forecast, and they move every month. Areas are grouped by zip code, so they track the neighborhood closely without matching a master plan boundary exactly. Ask Ryan for a current pull before you price anything.
