Which Course Runs Through Seven Hills?

Seven Hills is built around Serket, the 18 hole par 72 course designed by Rees Jones that opened in 1997 and was known as Rio Secco until it was rebranded in recent years. It plays about 6,927 yards, winds through the canyons and plateaus of the Black Mountains at the south end of Henderson, and is owned by Vici Properties. The Butch Harmon School of Golf operates at the course.

The important part for a buyer is that Serket is open to public play. It is a daily fee course, not a private club, so buying a home on a fairway does not come with a membership and does not require one. Tee time access is booked separately from anything in your purchase contract.

Which Seven Hills Neighborhoods Sit on the Course?

Renaissance has the most exposure, with three sides of the neighborhood adjacent to the course and many homes looking straight at fairways and greens. The Marquis by Blue Heron sits between two Serket fairways across its 33 contemporary home sites. Select homes in Terracina, Venezia, Rapallo, and Presidio pick up course views from higher ground, usually combined with mountain or Strip views.

A course lot buys you two things. The first is an open buffer behind the home that nobody can build on, which is the real privacy value. The second is the view itself, and that varies a lot by hole, by elevation, and by which direction the home faces.

Ask who is responsible if a ball breaks a window, since that answer sits in the course policy and in your own insurance, not in the listing.

Ask about overspray and irrigation drift onto patios and vehicles, and about maintenance hours, because mowing crews start early. Ask whether the course owner has any announced plans for that area.

What Homes Are Selling For in Seven Hills

Here is what actually closed. Las Vegas MLS records 128 home sales in Seven Hills from July 25 through September 23, 2026, at a median price of $600,750.

Half of those sales landed between $412,175 and $786,250, so that middle band is the realistic range for most buyers.

Across the same sales, the median worked out to about $285 per square foot and the median home went under contract in about 39 days.

By property type, the medians were single family homes at $645,000 (108 sales) and condos at $295,000 (16 sales).
