Where Are the Luxury Homes in Seven Hills?

Seven Hills spans about 1,300 acres along the southern Henderson foothills, and its higher price tier sits in a handful of named enclaves. Terracina is the largest of them, with roughly 460 custom homes on lots ranging from about a quarter acre to close to a full acre. Venezia holds about 70 custom homes on one third to one half acre lots and shares a connected guard gated entry with Terracina.

Rapallo was one of the first luxury subdivisions here, with roughly 44 custom homes built between 1999 and 2002 on lots up to nearly nine tenths of an acre. Presidio is a smaller custom enclave on elevated ground with views toward the Serket Golf Club, the mountains, and the Strip.

The Marquis by Blue Heron brings a different look. Its 33 home sites sit between two Serket fairways and use a desert modern style with floor to ceiling glass and rooftop terraces instead of the Mediterranean and Italian detailing found across the rest of Seven Hills.

Why Does a Custom Home Need Different Pricing Work?

In a production neighborhood, the home two streets over tells you most of what you need. Custom homes do not work that way. Two houses on the same street can differ by several thousand square feet, a full acre of lot, a casita, a subterranean garage, or a view that one lot has and the other does not.

That makes comparable sales thin and appraisals less predictable. Ryan builds the comp set by hand, adjusts for lot size, view, elevation, and the quality of the finish work, and flags in advance where an appraiser is likely to push back. On the sell side, he documents the upgrades and the view so the appraiser has something to work from instead of guessing.

Showings run differently too. Guard gated entries mean access is arranged ahead of time, not on a whim, and many owners at this level prefer private appointments with qualified buyers rather than open houses. Ryan schedules around that.

What Homes Are Selling For in Seven Hills

Here is what actually closed. Las Vegas MLS records 128 home sales in Seven Hills from July 25 through September 23, 2026, at a median price of $600,750.

Half of those sales landed between $412,175 and $786,250, so that middle band is the realistic range for most buyers.

Across the same sales, the median worked out to about $285 per square foot and the median home went under contract in about 39 days.

By property type, the medians were single family homes at $645,000 (108 sales) and condos at $295,000 (16 sales).

These are closed sales for that date window only, not a forecast, and they move every month. Areas are grouped by zip code, so they track the neighborhood closely without matching a master plan boundary exactly. Ask Ryan for a current pull before you price anything.
