Who Is a Good Golf Course Home Realtor in Henderson, NV?

by Ryan Rose

Henderson spreads its golf across the whole city rather than one village, so a fairway home here can back a private club, a resort course or a city owned track. Ryan Rose | Real Broker, LLC helps buyers see what each one means for the house.

Which Golf Courses Are in Henderson?

The private clubs are DragonRidge Country Club, an 18 hole course in the McCullough Mountains inside guard gated MacDonald Highlands, Anthem Country Club at the south end of the city, and SouthShore Country Club at Lake Las Vegas, the first private Jack Nicklaus design in Nevada.

Public and resort play is wide open. Wildhorse Golf Club on West Warm Springs Road is owned by the City of Henderson, 18 holes and par 70, redesigned in 2004 by Lee Schmidt and Brian Curley. Legacy Golf Club on Par Excellence Drive is an Arthur Hills par 72 design. Revere Golf Club runs 36 holes across its Lexington and Concord courses in the foothills. Chimera Golf Club and Reflection Bay Golf Club at Lake Las Vegas round out the public list, and Serket, the Rees Jones course formerly called Rio Secco, sits below Seven Hills. Desert Willow is a semi private par 60 executive course inside Sun City MacDonald Ranch, an age restricted community where the age rules come from the association.

Does a Golf Course Home Include a Membership?

Almost never. At DragonRidge, Anthem Country Club and SouthShore, membership is a separate decision with its own cost and approval, and a fairway home does not automatically grant it. On the public courses there is nothing to join, so the players behind your wall are whoever booked a tee time.

Ryan puts that distinction on the table at the first showing, and if you intend to join he sends you to the club for current terms in writing. That is a question for the club, not for a listing remark.

What Should You Check on a Fairway Lot?

Start with the hole number and your position on it. A home beside a landing area takes more errant balls than one behind a green, and you can see it in dented stucco and patched screens. Ask whether netting or upgraded glass was installed and why, and read the course policy on ball damage next to your own insurance.

Then look at the buffer. A wide landscaped setback is a real privacy asset, while a narrow strip beside a cart path is mostly noise and foot traffic. Ask about irrigation overspray, early maintenance hours, and whether the course owner has announced plans for that stretch of land.

As a Las Vegas real estate specialist, Ryan Rose walks Henderson fairway lots at the hour you would use the yard, then builds comps from other golf frontage, not interior homes in the same tract. He has been licensed more than five years and holds a 5.0 rating from 5 Google reviews.

What Homes Are Selling For in Henderson

Here is what actually closed. Las Vegas MLS records 870 home sales in Henderson from July 25 through September 23, 2026, at a median price of $485,000.

Half of those sales landed between $385,000 and $630,000, so that middle band is the realistic range for most buyers.

Across the same sales, the median worked out to about $258 per square foot and the median home went under contract in about 35 days.

By property type, the medians were single family homes at $523,745 (692 sales), townhomes at $350,000 (125 sales) and condos at $271,500 (48 sales).

These are closed sales for that date window only, not a forecast, and they move every month. Areas are grouped by zip code, so they track the neighborhood closely without matching a master plan boundary exactly. Ask Ryan for a current pull before you price anything.
