First Responders Buying Homes in Mountains Edge with Worker Advantage

Mountains Edge is a master planned community in southwest Las Vegas that offers newer construction, family friendly parks, and convenient access to public safety facilities. First responders working in the southwest valley can use Nevada's Worker Advantage Program to purchase here with $20,000 in down payment assistance.

Which First Responders Qualify

The Worker Advantage Program covers 12 public safety professions: police officers, firefighters, EMTs, paramedics, sheriffs, deputy sheriffs, correctional officers, dispatchers, state troopers, border patrol agents, search and rescue personnel, hazmat technicians, public safety divers, and wildland firefighters. At least one borrower must hold a full time position in one of these roles.

Additional requirements include a minimum 640 credit score, six months of Nevada residency, and household income at or below $142,350. The program accepts repeat buyers, so you do not need first time buyer status.

How the Grant Works in Mountains Edge

The $20,000 arrives as a 0% interest second mortgage with no monthly payments. You repay only when you sell, refinance, or reach the end of the 30 year term.

Mountains Edge has a median home price around $485,000. Using an FHA loan:

- FHA down payment (3.5%): $16,975 - Worker Advantage grant: $20,000 - Remaining for closing costs: approximately $3,025

The grant covers the entire FHA down payment and contributes toward closing costs. First responders purchasing at or below the median can move in with minimal cash out of pocket.

Public Safety Access from Mountains Edge

The LVMPD Enterprise Area Command sits at 6975 West Windmill Lane, placing it within a short drive of most Mountains Edge addresses. Clark County Fire Department stations serve the southwest valley with coverage throughout the 89148 and 89178 zip codes. First responders assigned to stations along Blue Diamond Road, Windmill Lane, or Warm Springs Road can reach their posts in under 15 minutes from Mountains Edge.

Henderson facilities along St. Rose Parkway are also accessible via the 215 Beltway, giving first responders who work across jurisdictions flexibility in their commute.
