Firefighters Buying Homes in North Las Vegas with $20,000 Help

North Las Vegas offers the most affordable median home price in the valley, and firefighters stationed here can use the Worker Advantage Program's $20,000 grant to purchase with minimal out of pocket cost. The combination of lower prices and significant down payment assistance makes NLV one of the strongest markets for fire service professionals buying their first or next home.

How Firefighters Qualify

Firefighters, wildland firefighters, and hazmat technicians all qualify for the Worker Advantage grant. At least one borrower must work full time in an eligible role. You need a minimum 640 credit score, six months of Nevada residency, and household income at or below $142,350 in Clark County.

The program does not require first time buyer status. Firefighters who already own property or have purchased before remain eligible. The maximum purchase price is $832,750 and the property must be your primary residence.

The $20,000 Grant in North Las Vegas

The $20,000 comes as a 0% interest second mortgage with no monthly payments. Repayment happens only when you sell, refinance, or reach the end of the 30 year term.

North Las Vegas has a median home price around $410,000, the lowest among major Clark County cities. On an FHA loan:

- FHA down payment (3.5%): $14,350 - Worker Advantage grant: $20,000 - Remaining for closing costs: approximately $5,650

That math is hard to beat. The grant covers the entire FHA down payment and leaves nearly $6,000 for closing costs. Many NLV firefighters can get into a home with very little cash beyond the grant.

Fire Service in North Las Vegas

North Las Vegas Fire Department operates stations across the city, responding to calls in Aliante, Craig Ranch, the Apex Industrial Complex area, and growing neighborhoods near the northern 215. Clark County Fire Department also staffs stations serving the edges of North Las Vegas where city and county boundaries overlap.

Firefighters on 48/96 or 24/48 rotations benefit from living close to their assigned station, and NLV's compact geography keeps most commutes under 15 minutes from any neighborhood in the city.
